Mission accomplished

Apex by Cheviot Properties offers central condo living within reach

When an opportunity comes up to buy a home in a spot such as Mission, the area radiating out from 4th Street S.W. between 17th Avenue and the Elbow River at a reasonable price, buyers would be wise to snatch one up.

Cheviot Properties’ Apex on 24th Avenue S.W. is a rare find, within half a block of the Elbow River, located in the heart of the trendy, central Mission and priced to sell. The conversion project has turned 20 units in this four-storey walk-up into sleek, modern suites inside and out.


“The gorgeous tree-lined street, just steps from the river, and prices for two-bedrooms that other projects nearby are charging for one bedroom—there is not really anything else like this available in Mission,” says Alisha Dowling, sales representative at Apex.


The concrete and brick building, built in the early ’70s, has been outfitted with a new, torched-down roof, windows and patio doors, glass balconies and a new boiler. The parking lot, with one space for each condo, will be repaved, while the front lawn is being completely landscaped with new sod and plants.


Inside, Cheviot chose to keep the original parquet floors, which have been sanded and stained a dark walnut shade, while the kitchens and bathrooms feature ceramic tile flooring in a unique one-foot-by-two-foot size and new carpet has been laid down in the bedrooms. Walls have been painted a deep grey, and subway tiles on the kitchen backsplash and the tub surround finish things off.


A four-appliance package includes stainless steel range, fridge and dishwasher plus a Euro-style washer-dryer combination. An industrial-sized washer and dryer will also be included in the building for the odd time a resident needs it.


There are a number of different floor plans available in the building, with one studio suite, seven two-bedrooms and 12 one-bedrooms. Most feature a master bedroom with walk-in closet, and most include a patio or walkout.


One-bedroom suites range from approximately 595 to 715 square-feet and are priced starting at $249,900; two-bedroom suites range from approximately 807 to 831 square-feet and are priced starting at $331,900. There is also one approximately 455-square-foot bachelor suite available for $224,900.


Located on 120 24th Avenue S.W., the Apex is a short walk from the Talisman Centre and shopping, dining and nightlife on 17th Avenue or 4th Street.
Cheviot Properties Ltd. has been building in Calgary for more than 25 years.


Suites in the Apex building are available for possession as early as November 2007.


The project has just been released for sale, but with only 20 units and about 20 per cent already sold, don’t expect these to last long. CL

The show suite is open 1 p.m. to 6 p.m. Tuesdays and Thursdays and 1 p.m. to 4 p.m. on Saturdays and Sundays.
