More than meets the eye

With Calgary’s hot housing market showing no signs of slowing down any time soon, it can be difficult for first-time homeowners to get their hands on a little piece of real estate to call their own.

That’s why a local developer is opting to give first-time buyers a break by providing an assortment of townhomes for sale in as is condition or renovated, all priced at under $300,000.

Sound too good to be true? It really isn’t, at least not in the established community of Deer View Village.


“There is very little available right now under $300,000,” says Deer View Village sales associate Dana Delandreville. “We really wanted to keep it at a price level that people could afford and I definitely think we have achieved that goal.”


The 140 townhouse units at Deer View Village may have been built in 1982, but once you scratch beyond the surface, there is much more than meets the eye.
The units, which range in size from 950-square-feet to 1,117-square-feet, are now on the market for sale starting at $279,900.


As if the sale price isn’t enough to inspire a potential homeowner to snatch up one of the townhouses, they should look out because the pot just got a whole lot sweeter.
Buyers of each unit will receive an $8,000 renovation certificate that allows buyers to pick and choose the upgrades them hearts desire. Those upgrades include painting the walls, replacing the carpet, installing new baseboards, new appliances, new countertops, new kitchen cabinets and new light fixtures to give their home a fresh new vibe.


In the show suite, potential homebuyers can expect to find neutral-coloured walls, new carpet in the living room and upstairs, and a kitchen that has been completely revamped.
The kitchen easily rivals that of any kitchen one would find in a new home and features  black appliances, new countertops and light fixtures, and flashy white cabinets for a polished modern look.


Large patio doors off the dining area lead into a private fenced yard with mature trees perfect for entertaining guests during a summer barbecue.
For Delandreville, it’s all about providing the homebuyer with a variety of options at an affordable price.


“It really gives the purchaser an option,” says Delandreville. “They can choose to do their own renovations and keep the price down so they can afford to buy.”
Sales of the units began approximately four weeks ago and have been steady, appealing to a mixed market of buyers both young and old.


With amenities such as shopping, city transit and Fish Creek Provincial Park at your doorstep, it’s no wonder Deer View Village is already 30 per cent sold.


“You have close proximity to everything you could want,” says Delandreville. “Where else can you get a three-bedroom townhouse with a basement in that kind of price range?” CL
