Georgian Villas in Rainbow Falls

Maintenance-free lifestyle treasured among 50-plus crowd

Legend has it that one can find a pot of gold at the end of a rainbow, but in the booming town of Chestermere east of Calgary, that pot of gold can be found in the community of Rainbow Falls.

Truman Homes has struck gold with its latest project, the Georgian Villas, a 44-unit adult community that comes complete with everything the over 50 crowd could ever want in a maintenance-free lifestyle.

The spacious Georgian Villas boast two floor plans, which range in size from 1406-square-feet to 1516-square-feet and contain a den, formal dining area, master bedroom, kitchen, living room and bathroom all on the main floor, with loads of space to be had in the walk-out basement.

Inside the modern homes, one can find more than 21 items in the turnkey standard specifications that total more than $60,000 in upgrades.

The standard nine-foot main-floor ceilings create the illusion of added space throughout each home, while the 42-inch upper kitchen cabinets and Frigidare stainless steel appliances make a bold impression in the spacious kitchen.

Other standard features found inside the home include elegant hardwood floors, a two-tone built-in fireplace mantle, a walk-out basement backing onto green space, double French doors to the den and a designer series blind system on all main floor windows.

Outside of the architecturally-controlled homes, there are also a number of features that any buyer would find appealing, including an upper and lower patio and an exposed aggregate concrete exterior on the stairs and driveway.

While the villas offer all the comforts one could ever want to feel at ease on the inside, it’s the outside of the homes, according to area manager, Oliver Trutina, that really has people talking.

Thousands of dollars has been spent on architectural detailing along with landscaping surrounding the homes that boasts more than 500 trees and various pathways that surround a canal and a private park retreat.

And if the canal isn’t enough to float your boat, there is always the landmark lake Chestermere is famous for just a stones throw away, along with a pool, a private park with a waterfall, a golf course and shopping all within walking distance, or a short drive.

“It’s definitely a lifestyle change. If you go away for six months, you need not worry about a thing, everything is taken care of for you,” says Trutina. “Basically the house comes fully-loaded and the layout for the baby boomers is perfect, or anyone who wants to get away from the day to day responsibilities of home ownership, freeing oneself up to do whatever they want.”

Construction on the villas, which range in price from $460,000 to $500,000, began in January and is expected to be complete by the end of the summer.

So far sales have been moderate, with about 20 per cent of the units sold—a number Trutina believes will pick up soon as word begins to spread about the development.
“It’s an interesting market were going after, but we feel there is a need for these, and there is a lot of interest out there,” said Trutina. “Chestermere or Calgary doesn’t have anything like this little unique product, and I am excited to show people what we have built.”

Truman Homes is also in the process of finishing up another development in Calgary—a 48-home subdivision called Westpoint Estates.

The Truman Development Corporation is a privately-owned Canadian company founded by CEO George Trutina. Throughout its history and within the next few years, the company will have developed more than 2,100 lots in Calgary and surrounding areas. CL
