Calgary Developer getting point across with recreational condos
Now the same Calgary household name that brought upscale Mantra, Qube, Exul and VU addresses to the inner city and Solea to the suburbs, (and soon to be in Mount Pleasant), is broadening its offerings to include Invermere’s Heron Point.
The recreational property in the heart of Invermere, B.C. overlooking Lake Windermere was begun by another developer, but Luxe Developments took the helm recently with designs on raising the bar for the final two phases.
“This is a bit of a departure for us, since we normally concentrate on the inner city … but when we saw the location we were on board,” says Cara Ferguson, sales manager for Luxe Developments. “An opportunity and location like this is too good to pass up.”
The first 36-suite building was complete in 2001, but construction on a second and third 24-unit three-storey apartment-style condominium is slated for this coming fall.
Along with already completed amenities —which includes a pool, hot tub, meeting rooms, private party rooms and a lounge for use of residents—standard fare would-be Heron Point owners can check off their wish lists include porcelain tile, upgraded carpet and engineered hardwood, maple cabinets and granite countertops throughout, as well as full-size stainless steel kitchen appliances and washers and dryers.
“Our plan is to offer a high level of comfort and luxury in terms of the standard specs. The bar’s been raised and we hope that people will walk in and feel at home,” says Ferguson.
And as they say in real estate, the project has in its favour the three most important features—location, location, location. “It’s right in the heart of Invermere and it overlooks Lake Windermere, where you have all the activities at your fingertips. And in the winter, you are close to Panorama (Mountain Village), so you really have the best of all worlds,” says Ferguson.
Nestled between the Rocky and Purcell Mountains, Heron Point residents have lakefront access to area hot spot, Kinsmen Beach, quick access to ten golf courses, and all the creature comforts nearby on foot in the charming shops, bistros and galleries on Invermere’s main street.
Four floor plans will be up for grabs when sales begin this month. One bedrooms span 699-square-feet, while larger two-bedrooms offer a choice of 813- or 866-square-feet, and massive two-bedroom-plus-den suites are sized at 1,228-square-feet for families to spend weekends—or as long as they wish—in style. Most boast two bathrooms, while all suites include luxury kitchens, open dining and living rooms, and grand bedrooms.
Meanwhile, handsome, maintenance-free exteriors will also help keep Heron Point investments solid, with a combination of stucco, rock and timber beams, and balconies with vinyl decking on all suites to add curb appeal to the rustic retreat.
Just a three-hour drive from Calgary, Ferguson is expecting Calgarians to flock to the project in droves for the full-ownership opportunities. “Ultimately the demographic for recreational properties has shifted, so there are more (buyers aged) between 35 and 50 that are looking to purchase a second residence. The proximity of Invermere to Calgary makes Heron Point an incredibly attractive option,” explains Ferguson.
Developers are expecting a 16-month build-out for Heron Point. Meanwhile, Luxe also has a handful of buying opportunities for condominiums in Calgary, whether it’s Qube’s luxury townhomes in Bankview, Vu in Bridgeland, or Lake Midnapore’s Solea, which will break ground soon. EXUL will be finishing up in July. CL
