Awash in style and offering solid value for the discerning home shopper, Avi Urban’s StoneWater promises to be a one-of-a-kind development—beginning with its prime location in the mature and sought after community of Lake Chaparral.

Construction is plunging ahead as planned, and interest in the project is gaining momentum. “We already have exterior cladding on the first building, we are putting in the roads and we have poured most basements,” says Charron Ungar, vice-president of product development for Homes by Avi. “We have people waiting anxiously for the next phase to launch and interest in that is really growing.”

The newest phase brings to the market a second unique product line at StoneWater. In the wake of the success of the initial 1,231-square-foot to 1,460-square-foot townhomes with single-car garages and private backyards, this latest offering boasts double-car under-drive garages. What buyers lose in backyards, they will gain in other perks, such as interior parking. “We offer single-and-double car versions of our plans to make sure our buyers have the most choice possible at StoneWater.”

And that selection includes high-end standards geared at the shopper eyeing an “urban cool” place to call home. Mosaic tile, stained maple cabinets, solid-surface countertops, great room fireplaces, hardwood and tile flooring, high-efficiency furnaces and hot water tanks, and low-E windows are counted among the project’s included features. “The hip consumer finds the upgrades to be relevant and we’ve also incorporated those into our presentation centre so we certainly invite anyone to take a look,” says Ungar.

Not only is the contemporary project priced affordably from the $350,000s, but Avi Urban has also added myriad green features to keep cash in homebuyers’ wallets. To this end, eco-responsible building materials from hardwood flooring from managed forests, to low-VOC paints, water-conservative plumbing fixtures and a mixture of water-based foam and formaldehyde-free batt insulation, which also brings the homes to an R-40 rating, are offered.

“Homes by Avi and Avi Urban approach this not only from an eco-responsibility point of view, but it’s also the right thing to do to save our clients money,” says Ungar, adding particular attention was also paid to air quality by implementing hot-water heaters and furnaces which are not only high-efficiency and vented to the outside, they are also sealed.
“It ensures the chance of any carbon monoxide from entering your home is remote. Plus we made sure whenever possible to choose products that are sustainable,” he explains.
As handsome as they are smart, StoneWater promises to deliver a new, “best of both worlds” option to savvy would-be homeowners. “StoneWater appeals to people with an urban sensibility that want to take advantage of the convenience associated with living in one of Calgary’s premier lake communities,” says Ungar, citing its location in the final phase of Genstar’s Lake Chaparral.

The West Coast-inspired exteriors draw their inspiration from hues and materials found in nature, for a rustic Craftsman appearance with a modern twist. On the inside, six floor plans offer a plethora of choice, including double-master and three-bedroom variations.

Some of the many benefits all StoneWater residents will enjoy include use of the lake and proximity to nature at Fish Creek Park, not to mention the numerous shops and services nearby in the Shawnessy shopping district.
