Calvanna Village Whitehorn
A golden opportunity for 50-plus crowd
When you find something you’re good at, sage advice would be to keep right on doing it. That’s why the folks at Calvanna Developments Ltd., a division of 14-year veteran Calgary builder, the Swan Group, have devoted their expertise to the creation of 50-plus condominiums designed specifically for buyers in that age bracket.
The newest addition to the Calvanna roster is Calvanna Village Whitehorn, a 60-suite condominium geared at the 50-plus crowd, uniquely located and now pre-selling at the corner of 52 St. and 44 Ave. NE.
“Location-wise it’s excellent, especially being in the northeast where you don’t have a lot of projects,” says Paul Funk, marketing director for Calvanna Developments and Calvanna Village Whitehorn. “It’s on a bus route, just ten minutes from the airport, close to the Peter Lougheed (hospital), near the C-train and close to Co-op and shopping.”
While many would-be and current buyers (the development is one-third sold already) are nearing the end of their careers, some are already enjoying retirement, while others are nearing points in their adulthood when aging-in-place has become a consideration.
That the three-storey, maintenance free address shares an entrance with the Whitehorn Lodge, an assisted living facility, adds some comfort for the future of some future residents, says Funk. “That appeals to a lot of seniors not quite ready for assisted living, but who may be looking at it down the road.”
Floor plans are generous, with five styles to choose from in a mix of one- and two-bedroom orientations. Specifications are top-notch, including a choice of cabinetry in white, oak or maple, upgraded seven pound underlay beneath 100 per cent nylon carpet, five appliances, grand windows with a blind package, spacious balconies, and in-floor heating featured in all suites.
Units range from 722 square-feet to 1,031 square-feet, with two-bedroom plans already awash in space also boasting a pair of bathrooms. Underground heated parking will break ground any day, and will offer residents the security of a warm secure home for prized rides and storage for items they may not need access to every day.
Meanwhile, a restrictive covenant written into purchase agreements ensures not only the original buyers into the property, but also any resale purchasers, fit into the 50-plus age bracket laid out by the developer. “That is something not a lot of developers are doing. It really appeals to people who have perhaps raised their kids, and may want their grandchildren to come for a visit, but not necessarily have children living there,” says Funk.
Other than location, amenities in Calvanna Village Whitehorn include a room for residents to play cards and proximity to a recreation centre nearby. And for a limited time, buyers can take advantage of pre-construction pricing, starting at just $207,900.
“It’s really good pricing, and once purchasers reserve a unit their prices are locked in,” says Funk, adding first residents are slated to cross thresholds next fall.
To get to Calvanna Village Whitehorn, take Deerfoot Tr. to 32 Ave. N.E. Go east to 52 St. and turn left, and then head north to 44 Ave. N.E. and turn left again. A sales centre is open Monday through Thursday and weekends noon to 5 p.m. but closed Fridays, with access gained through Whitehorn Lodge.
