As Calgary continues to grow and the housing crunch continues, many buyers are still drawn to the core. Downtown has many advantages: proximity to work, amenities and public transit, as well as a vitality that other areas may lack. There is just one downside – space and opportunities to buy downtown are limited, and when a condo development does pop up, buyers often have to wait years to move in.

So when a project like Boardwalk Rental Communities’ Centro 733 comes around, buyers act fast. Centro 733 is located at 733 14 Avenue SW, with prices starting in the mid-$200,000s and suite possessions available as soon as March 2007.

“For people that want to be close to downtown – that limits their choices,” says David McIlveen, director of community development with Boardwalk Rental Communities. “Especially if they want to make sure they’ve got a really great, upgraded package of interior selections, green space, and that they don’t have to wait until 2008.”

Centro 733 meets all these requirements. Made up of 90 suites—58 two-bedroom, one three-bedroom penthouse and the remainder one-bedroom—this concrete highrise, formerly a rental property, is being extensively renovated and refurbished. Not only will the common areas and suites be redone in luxury finishes, the electrical and mechanical systems are being extensively improved. The elevators are being extensively upgraded and modernized and new custom-built metal-clad wood windows form an integral part of the overall contemporary design.

However, that’s not to say that the cosmetic changes should be overlooked. The open floor plans feature granite countertops, stainless steel Maytag appliances, over-the-range microwave and built-in hoodfan, and a breakfast bar in addition to the dining area. Granite countertops are also featured in the bathrooms, along with a signature glass vessel sink in the main bath. The entry, kitchen and living room feature hardwood flooring, with carpet in the bedrooms, and each suite comes with horizontal Venetian blinds and in-suite laundry. Centro 733 will also boast an exercise room, function room and an executive centre for use by owners.

“We’re expecting this prime location will appeal to young professionals, and this will give them a professional meeting place right in their home,” says McIlveen.

Centro 733 offers two two-bedroom floor plans: the Platino, 904 square feet, and the Platino, 855 square feet, as well as the one-bedroom Cassetta plan, 683 square feet. The Platino is featured as the show suite, and, like the other two floor plans, showcases a central kitchen within its open layout. It is a very functional and efficient floor plan, with the living and entertaining space facing the balcony, and both bedrooms side by side at the back of the suite.

The Urban and Cassetta plans offer the same advantages of an open living space overlooking the balcony, and the efficient use of space, but with different configurations and square footage.

Outside, residents will enjoy the park-like setting of Centro 733, as well as the Lougheed House and its accompanying park space, and the shops and restaurants of 17th Avenue, all just a short walk away. Each Centro 733 condo includes a balcony or patio to enjoy the views.

The Centro 733 sales launch will take place in January. Every interested buyer who has registered on http://www.centro733.com will be invited to the launch and the opening of the show suite at 733 14 Ave. SW.
