Opportunity Knocks

A unique opportunity is popping up in Cougar Ridge, courtesy of Birchwood Properties. Access Cougar Ridge will consist of 89 stacked townhomes, a rare chance to own a desirable southwest address at an affordable price.

“This is a great chance for buyers to get into the market, and be in the southwest, just a 15- to 20- minute drive from downtown.” says Natalie Dingle, sales manager with Birchwood, pointing out that Access Cougar Ridge offers an attractive option with pricing in the $300,000 range.

Cougar Ridge is bordered by Canada Olympic Park, Edworthy Park, and Old Banff Coach Road, offering quick access to recreation both in and out of the city, not to mention nearby amenities such as shopping, churches, schools and golf.

“The area itself is huge draw,” says Dingle. With Westhills and 17th Avenue just minutes away, and established amenities within the neighbourhood, Cougar Ridge residents have got everything they need right at their doorstep.

The homes are configured in a unique stacked design, with six units comprising each building. On the main floor, two two-bedroom, two-bathroom, 1090-square-foot bungalow plans with basements feature direct garage access, a balcony, and an open plan with optional fireplace.

The second level is made up of two one-bedroom, one-bathroom 827-square-foot walk-up bungalow plans featuring open plan, balcony, walk-in closet and optional fireplace. Also on the second level are the first floor of the two 1309-square-foot, two-storey walk-up floor plans, each with three bedrooms and one-and-a-half bathrooms and featuring balcony and optional fireplace. The third level of each building is made up of the second storey of the two two-storey homes. Each Access condo includes an attached garage.

Buyers can choose from a number of interior design packages, with the standard specifications including nine-foot ceilings, in-floor heating, high-efficiency furnace and water heaters and full appliance packages with an over-the-range microwave. Large, low-e windows capture the available light and brighten each home.

Five “upscale, modern” finishing packages have been hand-picked by Birchwood designers, with each of the options offering a mutually flattering selection of finishes. “This really saves buyers a lot of time running around the city going to suppliers,” says Dingle. “They can choose and know that their choice will look good.”

Choices range from packages with white, Europa style cabinets, laminate countertops, black or white appliances, brushed nickel fixtures and carpet and resilient flooring, to packages with maple cabinets, granite countertops, stainless steel appliances, hardwood and ceramic flooring, and electric fireplace.

With multi-family projects in Springbank Hill, Cranston, Wentworth and Springside and their newest, Birchwood Green in Royal Oak, Birchwood Properties has been developing multi-family homes in Calgary since the late 1990s.

Access Cougar Ridge is about 50 per cent sold, with Phases One and Two sold out, and construction partially complete. Possessions are available about a year after the time of purchase. CL
