The Pinnacle at Okotoks

Tucked away in a corner of small-town Okotoks, perched on a ridge high above acres of woodland preserve and the winding Sheep River, is a tiny new community called the Pinnacle, a condo development by Calgary’s Crossley Homes.

This exclusive 24-home neighbourhood occupies a prime parcel of land at the edge of Sheep River Cove, another recent development, and its hill-top location gives residents the impression of living in a town within a town. Every unit offers a stunning panoramic view of the town, the mountains or the surrounding park lands, and with miles of pathways running through the woodlands, when residents do decide to emerge from the Pinnacle, they will have plenty to explore.

“My feeling is this is a one-of-a-kind development,” says Crossley’s Joe Balland, citing the location, the size and all the features the Pinnacle offers.

Loaded with standard features that most new homes only offer as upgrades, every unit includes hardwood flooring and ceramic tile, a finished deck and an underground sprinkler system, along with many other details that give the homes their upmarket look and feel. The Pinnacle offers upscale living for buyers who often are, as Balland points out, splurging on themselves after years of putting children and other obligations first.

The development’s show home, at 46 Sheep River Cove, is located at the bottom of the hill and closely modeled after one of the two available floor plans, the Wyndham. Both it and the MacMillan are named after historic figures from early Okotoks, Beatrice Wyndham and John MacMillan, a nod to the past in this modern community. Units are all side-by-side semi-detached homes, and several have walk-out basements and front verandas. The show home presents a spacious kitchen with wide-slat hickory hardwood floors, a large central island with an eating bar and an enormous pantry that also serves as a laundry area and mudroom. A vaulted ceiling spans the length of the home, leading into the dining area and the great room, which features a gas fireplace between two full-length windows and a third above the hardwood mantle, positioning the view as a work of art.

The master bedroom is found off the great room, where plush carpet greets weary feet and more full-length windows let in the Alberta sunshine. A full ensuite bathroom with soaker tub and separate shower is included, as well as a walk-in closet with built-in wire shelving. The Wyndham’s second bedroom, at the front of the house, can be used either for that purpose or converted into a den. With the two bedroom plan, a second full bathroom is offered on the main floor, whereas with the den option, a smaller powder room provides even more room for the master bedroom ensuite.

The optional developed basement provides two more bedrooms, providing space and privacy for occasional visitors or even adult children. There is also a bonus room for TV viewing, a spot for another dining area, (which the show home demonstrates as a great place for a weekly poker game) and a full wet bar with space for a second fridge. Best of all is the optional in-floor heating for the basement, a must-have for chilly winters.

Balland says this is an excellent time to buy for the Pinnacle, in the pre-construction period when home prices are usually at their lowest. Units are currently ranging in price from $430,000 for a home without the developed basement, to $543,900 for a home with all available upgrades. Monthly condo fees range from $160 to $250 and include landscaping and snow removal, making the Pinnacle a truly low-maintenance home ideal for anyone looking for all the benefits of small-town living blended with easy access to the big city.
