Reaching new heights

The project will not only be the sole hotel-style condo development in Calgary, it will also be the tallest residential building in Alberta.

At 141- and 157-metres, the two towers of Lausanne Montreux offer 403 stunning suites, available in more than 50 different floor plans and three levels of finishings, each one chic and stylish in its own way.

The location is enviable as well, with a prime spot at 10th Avenue and 14th Street S.W. allowing quick access to downtown and lots of trendy spots, not to mention great views.
Visitors to the presentation gallery are treated to not just a sample floor plan, but also a glimpse of the opulent lobby, well-appointed hallways, exterior finishings, variety of interior selections and a number of interactive features that give interested buyers a feel for the buildings.

The show suite showcases what is possible at Lausanne Montreux, with convenience-added features and cutting-edge technologies. The open plan is replete with floor-ceiling windows, offering breathtaking views of the city core, the Bow River valley and the mountains, and bathing the suite in light.

The living room offers a cosy retreat from everyday life, with a distinguished dark wood wall unit that stylishly houses entertainment needs as well as an electric fireplace. From here the suite flows to the open dining area and top-of-the-line kitchen, featuring granite countertops, stainless steel appliances, gas range, cappuccino machine, industrial-style faucet and veneer and steel-framed glass cabinets.

The show suite includes two bedrooms and two-and-a-half baths. Each bedroom features an ensuite bathroom with dual-flush toilet, semi-recessed sink, and body-spray massage jets with rain panel shower. Features such as painted bulkheads with crystal accent lighting, his and hers closets, state-of-the-art LED lightswitches and built-in closet organization make the show suite bedrooms more than inviting.

The guest bathroom hides the stacking front load washer and dryer, conveniently situated in a laundry room with wet bar
and cupboard space.

Buyers can also peruse the other two of three levels of interior finishes in the presentation gallery space. Choices range from melamine cabinets, stainless steel countertops, glass tile backsplashes, ceramic tile flooring, glass and pewter light fixtures, a silhouette blind package, and a seven-appliance package in black to veneer cabinets, gas barbecue outlets, granite countertops, stainless steel backsplashes, porcelain tile flooring, triple-cased blown glass light fixtures, a motorized blind package and eight-appliance package in stainless steel.

Residents may choose to stay in and enjoy a meal or a drink at the Crystal Room restaurant, Baccus Wine Cellar, Carnegie Deli or the exclusive Empire Club, or enjoy a wide range of amenities within walking distance, including Stephen Avenue, 17th Avenue and Kensington. The impressive in-house amenities list also includes a spa, pool, health club, courtyard (with fireplaces, waterfall and seating), banquet facilities, ten rentable guest suites, pet nanny service, concierge service, maid service, in-house catering, airport transportation, courier services and more. There are also 630 parking stalls available in five heated, underground levels and three above-ground levels for visitors.
Suites at Lausanne Montreux range from one-bedrooms of 660-square-feet to penthouses as large as 15,000-square-feet.

Lausanne Montreux is currently in its second sales release, with fixed pricing on all units (Lausanne Montreux suites are released in groups of 75, though not 75 specific suites). Pricing for this release starts at $500 per square-foot with one-bedroom condos starting at $325,900.

Move-in dates are set for the completion of the entire project in 2011, so residents will be moving into a finished building rather than living in a construction zone.

The sales centre is located at 1136 10 Avenue S.W. and is open 11 a.m. to 6 p.m., Monday to Thursday and noon to 5 p.m. Saturdays, Sundays and holidays. For more information visit http://www.lmcalgary.com
