New adult community perfect for folks looking to downsize, but not downgrade

Traditionally, a bungalow has been the home of choice for those looking for adaptability, simplicity of management, and the ease of stair-free living. The new Craftsman Bungalows by Burntwood Homes provide these amenities and more. Located on the edge of Bridlewood in Calgary’s southwest, this adult community promises a return to nature coupled with attractive, low-maintenance living.

Characterized by the Arts and Crafts architectural style pioneered by Frank Lloyd Wright, these bungalows emphasize clean geometric lines and a natural look that showcases a variety of natural materials and elegant handicraft, including wood, glass and metal work.

“The people that have been most interested in these homes have been looking to downsize, but not downgrade,” says Burntwood spokesperson Carol Ayley. “This kind of community provides lots of appeal for someone looking for a place that’s a little less work, or who spends time away from home.”

Known for its work in adult communities, Burntwood has also created residential neighbourhoods in Lake Sundance, Millrise, and Evergreen Estates, among others.  Phase 2 of this development, consisting of 62 lots, has opened, just in time as only a handful of villas from the initial phase of 72 lots are remaining.  A range of lots and features are available: backing onto a park, walk-outs, sunken patios, or full basement development.  However, the considerable house sizes have been the factor drawing people in, says Ayley.  Ranging from 1,250-to 1,775-square-feet, with prices from $406,500 to $800,000, the variety in home sizes permits a multiplicity of preferences by buyers.
 
The final complex is set to consist of 175 semi-detached villa bungalows, based around a generously proportioned park and linked by pathways scattered throughout the community.  The location means that while located in Calgary, with the resultant urban amenities, it also remains further away from metropolitan stress, a stone’s throw away from Fish Creek Park, and only a few minutes drive from the city.

One interesting aspect regarding these spectacular homes is ownership, which is not condominium, but fee-simple. Fee-simple is the absolute ownership of a house and its land, often a more attractive proposition for purchasers.  This type of possession removes high condo fees, while conveniences such as lawn care and snow removal, as well as maintenance of common areas, will still be provided by a mandatory homeowners' association.  As a result, a standard feature of these villa bungalows includes a fully landscaped yard with sod, trees, shrubs and underground sprinklers. 

Keeping with the tradition of craftsman homes, the kitchen is the focal room, leading out to a cosy breakfast nook, dining area, and separate living room with a gas fireplace.  These easy sight lines to the common areas of the main floor, enhanced by rounded drywall corners, provide a sense of continuity and flow, as well as giving designers ample opportunity to incorporate craftsmanship to all areas of the home. Spacious master bedrooms are linked to an outsized walk-in closet and ensuite bath with a six-foot soaker tub.  Each home also includes an insulated double garage, while a sizeable front porch beneath an extension of the main roof provides a sheltered outdoor space. 

However, there is opportunity for custom designs and variations, ranging from smaller upgrades to the addition of a loft. This flexibility in design has been a major drawing point for those looking for particularized features, says Ayley.   “Our customers know what they want,” she elaborates. “They know their needs, and we have made allowances so we can meet individual needs and ideas.”  

These Craftsman Homes have been attracting people from all over the city.
