Fish Creek Park A Rustic Backdrop For over-40 Condo Community

Leaving behind the worries of yard work in favour of a low-maintenance lifestyle doesn’t have to be mutually exclusive of having open spaces and nature close to home. Enter Sanderson Ridge, Medican’s latest 40-plus condo address, where buyers will savour the best of both worlds — the convenience of living a low-maintenance lifestyle steps from leisure pursuits as far as the eye can see.

“The good thing for us is we have now been approved (to build). We are expecting to start construction as soon as possible,” says Wes Reinheller, owner and president of Medican Developments.

The 350-address project slated to back onto its prime location — Fish Creek Park — at 146 Avenue S.E., is now pre-selling its initial two of four phases.

 “We have the trails right on our property. You can go for a walk right out the  front doors from Sanderson Ridge,” says Reinheller.

Scores of floor plans, each appropriately named for a type of tree species from Aspen to Pine, are up for grabs despite brisk pre-sales of the first two phases — with more than 60 per cent of those units now spoken for, says Reinheller. “Sales really picked up in the first part of this year. But we still have some really good price points available, with some units starting around the $300,000 price point,” he notes, adding a price increase will come into effect soon.

Floor plans range from 750- to 1,600-plus square-feet, ranging from one-bedroom and one-bedroom-with-den plans to two bedrooms or even three bedrooms for those looking for space for hobby rooms or guests. Decks and patios — some massive to make the most of the pastoral location and unprecedented views — are among the high-end perks sewn into Sanderson Ridge ownership.

“We are doing some just over 1,600-square-feet which are popular with this group. We also had numerous suites at around the 1,300-square-foot range on the tip of the building overlooking Fish Creek Park,” says Reinheller. “They were popular.”

An in-house “amenities core” will boast a state-of-the-art fitness centre, billiards room, bowling lanes, pool and hot tub and changing rooms with a steam shower and sauna. Meanwhile, a lobby will accommodate visitors’ and residents’ grand entrances, thanks to a spiral staircase meandering up to the second floor.  “There will also be a separate dining room for those who want to book it for family affairs,” says Reinheller. 

Also top-notch are appointments and suite design, the benefit of enlisting the expertise of an interior designer specifically for Sanderson Ridge. Tiled bathrooms, kitchens and foyers, upgraded black appliances, granite countertops, nine-foot ceilings and wider-profile baseboards and casings all come sewn into Sanderson Ridge addresses.

 “People that have seen our buildings will not only find this attractive, but different,” says Reinheller. “It has that warm comfort feeling — somewhere between a resort hotel and their own home. It’s a Canadiana look to the outside, for the location. From the inside it’s also quite different. This is really flagship property, a move toward where we will be going. This would be a nice lead into the higher-end market,” says Reinheller.

One thing not included in the lifestyle will be maintenance. “It’s a worry-free place to live. It’s like living in the country, but there’s no grass to cut, it’s a secure and warm place to come home to and you have Fish Creek right there,” says Reinheller.

Also close at hand are leisure pursuits and services in nearby Evergreen and Shawnessy, while routes out of town are a stone’s throw away for quick day trips to the Rockies.

First Sanderson Ridge residents are expected to move into their Fish Creek homes by mid-2008. 

A sales centre will open on site this spring or summer.
