It’s no secret that with our city’s recent and ongoing population boom, developers and builders are working hard to provide much-needed housing, and it’s also no secret there have been some hefty increases in prices as well.

LUXE DEVELOPMENTS has been providing quality living spaces since 2003, when it set its sights on becoming a leader in the multi-family development industry. Although young, the company’s more than 30 years of combined experience has shaped it into what it is today and has produced four outstanding projects along the way — Mantra, Qube, Exul and VU.

Luxe Developments is about to launch a new product that shows the company’s ability to evolve with the times. Solea in Lake Midnapore will be all that the industry has come to expect from a Luxe development and more.

This 64-unit apartment-style project will offer units starting in the low $200,000s. Comprised of a mixture of one-bedroom, one-bedroom-and-den and two-bedroom units, Solea will incorporate outstanding features and quality with affordability; a combination that potential buyers will find extremely appealing.

According to Cara Ferguson, sales manager with Luxe Developments, the location alone will be enough to attract interest. “Solea is different for us in terms of location,” says Ferguson, who explains other Luxe projects have traditionally had inner-city addresses. “This Midnapore location is conveniently located just off Macleod Trail, close to LRT, restaurants and shopping, and will also offer lake access.” There are definitely benefits to living in an established community, such as immediate access to all the amenities that newer neighbourhoods can’t always offer. Just south of Fish Creek Provincial Park, this community offers all sorts of outdoor recreation opportunities along with access to the community-owned lake.

The same great attention to quality the company is known for will remain intact in its latest project. “With the Calgary real estate market booming like it is, our goal with Solea is to provide quality construction with upgraded interiors at an affordable price,” says Ferguson. “Interior finishes will include attractive ceramic tile and carpeted flooring, beautiful maple cabinetry and striking stainless steel kitchen appliances.” In addition, each unit will include desirable features from an in-suite washer and dryer to incredible nine-foot ceilings and balconies or terraces, depending upon the level.

Units will range from approximately 650- to 950-square-feet, which Ferguson believes will appeal to first-time buyers as well as those who may be looking to downsize.
The official sales launch is expected sometime in late April this year, on location at 15304 Bannister Road S.E. in Lake Midnapore. There will be a sales trailer available for interested parties to find out more about the project, which is scheduled for completion in the summer of 2008. “We should begin ground breaking in the beginning of May,” says Ferguson.  CL
