Keynote condos have buyers singing a downtown tune

Imagine living where you can leisurely stroll into the city’s downtown core. Where you have all the best amenities right outside your door, and all the culture and entertainment options you can think of. Imagine living in a brand new highrise condominium that blends retail, commercial and elegant residential spaces seamlessly into one development. Well, no need to dream anymore, because Keynote is coming.

Keynote condominiums, by Keynote Development Corporation, a subsidiary of Balboa Land Investments, will be all this and much, much more.

Construction has commenced on this intelligent combination of retail, office and residential space, with possession slated for spring 2009. Encompassing most of the city block between 1st Street and Macleod Trail S.E., and 11th and 12th Avenues, kitty-corner to the Calgary Stampede and Exhibition grounds, Keynote will play a major role in the enhancement of the Victoria Crossing Business Revitalization Zone (BRZ) as well as provide Calgarians with some much-needed inner-city residential space.

“This area still has a lot of untapped potential,” says Jeannie Elrafie, project sales manager for Keynote. “The pioneering stage for this side of the beltline is pretty much over. Right now it’s mostly parking lots, but this side of the beltline has so much to offer. There’s tonnes of potential for retail, commercial and residential spaces here.”

Keynote will include two residential towers and a 14-storey office tower, with retail space available on the first two floors of each building. An abundance of heated underground parking will be provided, and each building will have access to an outdoor garden via thePlus-15, allowing both condo residents and office tower workers a chance to enjoy a breath of fresh air.
Keynote is best described as a ‘stylized urban village.’ It is designed to be the perfect multi-use venue – convenient for work, play, or just relaxing. In addition to the shared garden and on-site shopping and services, this amazing project will include a fitness facility and guest suites. In addition to the Plus-15 feature, practical driving lanes between the three buildings will provide ease of access and drop off.

The highlight of Keynote, however, will be the extraordinary residential suites. The first residential tower will reach to 26 storeys, while the second tower – at 34-storeys – will soar even higher. The first phase offers 183 units including seven fabulous Sky Suites on the top three floors. There are 13 different floor plans to choose from (not including the Sky Suites), each with a multitude of incredible features; like air-conditioning, warm cork-flooring in the entrances, living areas and in-suite laundry areas which include a stacking washer and dryer. Floor-to-ceiling windows offer jaw-dropping city views in all directions.

The first phase of Keynote is already 80 per cent sold, with suites ranging from 581 to 947 square-feet starting at about $300,000. Sky Suites will be over 1,500 square-feet. The second phase should start selling sometime in the spring of 2007 and will include both one- and two-bedroom units.
