Becoming an empty nester and downsizing doesn’t have to mean giving up the lifestyle you’re accustomed to. Yes, we may all reach a point in life when we realize that the home we’ve lived in for so long no longer fits our needs and gets harder to maintain, but that does not mean settling for a less-than-desirable abode.

The Georgian Villas in the exciting new community of Rainbow Falls in Chestermere is a perfect example of how less can be more in the world of mature living. This enclave of adult townhomes from Urban Escapes by Truman is designed specifically for the baby boomer generation with their freedom, fancy and family in mind.

It is a utopian adult community that allows buyers to cut back on the size of the home but not the luxury of one, says Urban Escape’s Tony Trutina. “Downsizing isn’t downgrading, the standard upgrades we put in each home are worth about $70,000 at no added cost to the customer,” he says.

Each Georgian Villa townhome comes with nine-foot main floor ceilings, a flooring allowance worth up to $17,269, fully landscaped grounds, exterior deck and deck covering, maple and wrought iron railing and double doors to the den. A few of the 12 units left back onto the canal water feature of the community for added aesthetic value.

“We put in — at no extra cost — all the bells and whistles that make buyers feel that they are still getting all the benefits of living in an actual house without the headaches of trying to maintain one,” Trutina says. “This is maintenance-free living at its very best.”

The Georgian Villas are available in suites of 1,416 square-feet and 1,503 square-feet, but all have the same top-shelf quality that Urban Escapes by Truman is known for. Each have a very spacious and open entry, a cozy den, high vaulted ceilings, and designer series blinds. Basements also have rough-ins for Vacu-flo, as well as in-floor slab heat flooring and three-piece bathroom in case owners need more living space for themselves or guests.

“We think of not only the buyer’s current needs but their needs further down the road when they might want a place for their grandchildren to stay at,” Trutina says.

The Georgian Villas is truly a community within a community, a tight knit group of like-minded homeowners—many of whom value the freedom and peace of mind they enjoy knowing they can just leave their property for the winter and trust everything will be exactly as they left it when they get back.

There is also the added appeal of its location within the community of Rainbow Falls, a beautifully crafted subdivision of Chestermere by Truman Developments, with its own $7 million waterfall and interconnected pathway system that encourages an active lifestyle for residents.

“There are endless miles of walkways in the community, you can relax and fish in nearby Chestermere Lake, our grand waterfall is 160 feet across and 20 feet tall—we’ve received a great deal of complements for it and it’s a great gathering place for the whole community,” Trutina says.

Three units were just sold recently and Trutina says they fully expect to have sold all the Georgian Villas by the end of the year.  CL
