Calgary is a city experiencing incredible growth and development, with the word growth also effective to illustrate our increasing gas prices. The cost of filling up at the pumps has some people wondering whether or not they should move closer to careers. Well, if you work in the downtown core, you might want to consider one of the Brownstones Collection by the Eden Group of Companies.

Located in the established communities of West Hillhurst, Bankview, Killarney and Marda Loop, these exclusive townhomes are only minutes from the downtown core. With easy access to the city centre you have an abundance of amenities and services to choose from. Whether it’s the shopping, fine dining and cultural venues that attract you, or the excitement and nightlife that downtown Calgary has to offer, the Brownstones are only minutes away. Marketing assistant, Monika Kepa, says these traditionally crafted townhomes are situated on 50-foot lots, which means there are only four units per location. “These exclusive two-level homes range in square footage starting from 1,100 (square-feet) in Bankview, 1,354 in Killarney and 1,475 in West Hillhurst with some units as large as 1,630-square-feet,” says Kepa.

“These beautifully designed Tudor-style homes are perfect for busy working professionals who want a simplified care-free lifestyle. Plus you only have three other neighbours!”

Some homeowners may find the Brownstones an attractive change from high-rise living, while the appeal for others may be the maintenance-free lifestyle that owning a house doesn’t offer. Either way, these charming Brownstones blend spacious floor plans and high-end finishing while enjoying a new lifestyle. “Unlike some other living spaces, the Brownstones offer undeveloped basements with bathroom rough-ins,” says Kepa. “This adds to the versatility of these units and increases the potential of added living-space.” Each unit also includes a single-detached garage in addition to street parking, complete with remote control for the garage door. As well, each unit is pre-wired for security systems and includes in-suite smoke detectors. From the nine-foot high ceilings on the main floor with their handsome knock-down finish to the site finished-hardwood flooring, granite countertops and stunning stainless-steel appliances, the Brownstones also boast some very impressive features.

Each floor plan offers two bedrooms, two-and-a-half bathrooms and is roughed-in for a central vacuum system. Additionally, each home also includes a full-size stacked washer and dryer, which in some of the plans is located on the main floor. Custom basement development is also available adding an extra 400- to 600-square-feet of living space. Of course units may vary a little from location to location, but one thing always stays the same—the quality. “There’s lots of detail in these homes,” says Kepa. “And they are very nicely finished.” The Brownstones start from around the mid $400,000s up to the $600,000s, and offer considerable features and amenities to those with discerning tastes.
