eightwelve is a timely downtown destination with urban appeal and uptown verve

The Calgary condo market is a little bit like a numbers game right now, what with the wide array of choices available — but many of these are still under construction, meaning it may take months before buyers can actually move in. But with eightwelve, the funky new condo conversion project in the Beltline, the numbers are all in the favour of the buyer.

Hip, fashionable and oh so stylish, eightwelve is located in a historic part of town that is just walking distance to the trendy shops and restaurants of 17th Avenue and the high-rises of the downtown core. Best of all, people can move in right away.

“We’re about 80 per cent sold already and we have been busy over the last few months as people realize what a good deal eightwelve offers,” says sales manager Cathy Niefer.

The seven-storey, 48-suite building is named, simply, after its address at 812 14th Avenue S.W., right next door to the Calgary Opera and historic Lougheed House. It’s in a quiet part of town with mature trees and parks and its rooftop patio and third floor terrace are serene oases where owners can enjoy the beauty of the cityscape undisturbed.

“We’ve put a lot of effort in designing these outdoor settings and they’re perfect for barbecues and outdoor gatherings in the summer,” she points out.

This, after all, is what living in downtown means to a lot of people: entertaining. “When you live in the heart of downtown Calgary, you’re likely to entertain,” Niefer says. “Whether that means an intimate dinner party with friends or a quaint get-together with your significant other, eightwelve condos feature suite and building amenities to pull it off.”

The hallways are nice and wide with a very contemporary feel, very much like a boutique hotel. All the suites have been redesigned to have a very open, modern design fit for the urban chic lifestyle. Big windows enhance the feeling of freedom and spaciousness and give each suite ample amounts of natural lighting that serves to add a sheen of elegance to the well-appointed and stylishly modern finishes in the units.

“We get a lot of young professionals working in the downtown in eightwelve,” says Niefer, “they seem to appreciate the youthful sense of fun and the value they get in return.”

The building was constructed about 30 years ago, but has been completely redeveloped. “We did more than just renovate the building. From the roof, to the exterior design, electrical and plumbing, all were brought up to today’s standards. Windows and doors in each unit were all replaced and a lot of attention went to upgrading the landscaping,” she says. “It’s a whole lot better than a lot of buildings under 30 years old.”

Available are one-bedroom, one-bedroom-plus-den, and two-bedroom suites. All were redesigned in a completely new, contemporary finish, including custom millwork cabinets and matching in-suite doors, touch-release cabinet drawers and doors, granite countertops in kitchen and bathroom, and a stainless steel appliance package that includes a garburator.

There are two levels of above-ground parking (enclosed and secured) and each suite gets one titled parking stall.

“eightwelve really offers excellent value with its central location, a building that is a time-tested concrete structure, and top quality suites with a very modern feel,” Niefer says.

For a limited time, eightwelve is also offering a choice of three packages to further sweeten the pot. Buyers can choose from a 36-month rebate of condo fees, mortgage interest rate at 2.3 per cent for three years, or approximately $25,000 of suite furnishings and accessories for $2,500.
