Executive Estates
Just like new, without the sticker shock
In the downtown and beltline regions of Calgary, living space is at a premium. Once land is built upon, it becomes costly to tear down that structure to replace it with another, and building on vacant land can be expensive and take a long time to complete. Occasionally, the opportunity to refurbish an existing building presents itself, and when it does, it offers savings for both the builder and the homeowner.
The lucky buyers at the Executive Estates (1123 13th Avenue SW) get all advantages of a new condo in a prime beltline area, without the exorbitant prices. “There’s definitely a price difference,” says Maxwell Canyon Creek realtor and Executive Estates salesperson Dana Delandreville. “You’re in an older building but it’s been refurbished so almost everything’s new [inside].” Accordingly, units start at $147,900 for one bedroom suites, an extremely affordable price for a condo in this neighbourhood. Another key selling point is the peace of mind buyers will get from the building’s solid construction. “You know the quality of the building without having to guess what it’s going to look like when it’s finished,” he says.
The most impressive suites at Executive Estates are the two bedroom, two storey units, of which there are two different models. A feature rarely seen outside of penthouses, these suites are just over 1,000 square feet in total and start at $216,500. One model is a split-level, with stairs going up and down from the entrance, while the second is a true two-storey unit. The result is a condo that looks and feels more like a single-family home or townhouse.
Also impressive is the long list of standard features that many other developments offer only as upgrades.
“What’s so unique about the project is that granite is a standard,” says Rana Shaar, the interior designer for the project. “I was shocked. It gives the kitchen a totally different look than laminate.” Hardwood and ceramic tile flooring are also standard in all five floor models, as are the stylish five-inch baseboards that add another touch of luxury and sophistication to every room. Also common to all the units are large balconies and an abundance of tall windows that let in the sun. A new appliance package is also included.
According to Shaar, homeowners will have four different colour palates to choose from, ranging from a very neutral package which will spread warm tones throughout the unit, to a very dark one, with dramatic black granite counters and tile backsplash in
the kitchen.
Shaar says in addition to the renovation that is occurring inside the suites, the lobby, hallways and other common areas are being updated to reflect the building’s new image.
“It’s going to be extremely neutral, with modern, clean lines,” she says. “I wanted to open up the space, so I went for a clean look with less detail.”
The Executive Estates sold several units in its first week, mainly to professionals in the oil and gas industry. Delandreville believes the convenience of the development’s central location is its main draw for buyers so far.
“It’s very central to everything,” he says, citing the building’s proximity to the shopping and restaurants of Uptown 17th Avenue and other amenities such as the new Co-op store. He also points out that it’s walking distance to downtown via 11th Street, a benefit for those who are trying to avoid the steep parking fees in the core or who are looking for an excuse to become more active.
Suites in the Executive Estates are currently selling and will be ready for possession early in the New Year. CL
