As Calgary continues to grow, more and more condominiums and office towers are sprouting up around the city. Many condos offer attractive floor plans and great amenities, but in just a few months a completely different structure will begin to take shape.

Located in a mature residential neighborhood, only 15 minutes from downtown or the Calgary International Airport, Havenworth will offer both attractive commercial or professional space, and luxury living spaces. Across the street from Nose Hill Park and the Calgary Winter Club, this northwest address offers impressive views and imaginative architecture. Residential suites will offer a spectacular view of either the majestic Rockies, or an exciting cityscape, enhanced by the fact that most residential suites will also include wrap-around decks. With both commercial and residential tenants in mind, the architecture and design will be nothing short of stunning. This solid concrete structure, complimented by stone and timber accents will provide an attractive exterior with a mountain-retreat flavour and the distinction that professional or commercial offices demand.

This exclusive building will be divided into two floors of office condominiums, (with square footage dependant upon individual space requirements) and two floors of residential condominiums. There will be a total of ten luxury residential units, including five unique floor plans ranging in size from 1050 square feet, to 1804 square feet. Christine Greisinger with Courtenay Real Estate Services Inc., says that Havenworth offers something that many condominiums don’t. “Havenworth is going to be a very, very solid, well-appointed building,” she says. “You don’t usually see these larger suites in other condos.”

These beautiful suites will offer open-concept designs with excellent features such as in-floor heating, gas fireplace and gas connection on balconies, as well as separately controlled and metered air conditioning and heating systems. The incredible features hardly stop there, with kitchen island countertops in stunning granite, a fabulous stainless steel kitchen appliance package which includes five appliances and hood fan, and impeccably chosen floor surfaces and cabinetry. All the standard features at Havenworth may look like upgrades but they are just indicative of the quality and craftsmanship put into each and every suite.

In addition, heated underground secured parking will also be available to residential and commercial tenants, with the number of residential stalls per unit dependant upon floor plan, and one stall for every 275 square feet of office space.  There will be a single garage entrance with the first level down consisting of commercial parking. However, Greisinger also says that at the residential parking level there will be a separate garage door ensuring security and privacy for residential tenants. With the underground parking garage only a block away from John Laurie boulevard, Greisinger thinks that the location will be quite good for residents, and possibly even more so for the “user-owners” of office space. Another feature of Havenworth is the separate elevator to commercial levels of the building. Along with the concrete construction, acoustically sealed floors and walls, this feature guarantees a professional atmosphere for the lower levels, and privacy for the residential levels.

Scheduled to begin construction in March 2006, possession can be expected approximately 12 months thereafter. However, some residential suites, as well as commercial space, have already been sold, so if you are interested you might want to look into Havenworth as soon as possible. For more information you can visit the information center located at 3116 – 4th Street NW, or visit the website at http://www.havenworth.ca . If you would like luxury living, or a chance to own exclusive office space, then Havenworth may have what you are looking for.   CL
