Trico's height of condo ownership in Rocky Ridge
Condo shoppers who don’t want to lower their expectations for the possibility of home ownership are about to reach a High Pointe in their search with Trico Homes.
An exclusive 86-unit complex of ‘condominiumized’ duplex style digs, High Pointe Estates in Rocky Ridge Ranch will soon have its second phase of semi-detached homes on the market, after virtually selling out of its first two-storey addresses like wildfire.
And while many multi-family projects get slotted into small sites or wedged next to strip malls, High Pointe will offer residents views of the Rockies from its northwesterly locale, with even nearer access to wetland preserve and untouched nature.
“We are really on the edge of the city and surrounded on the east and south sides by ravines,” says Ingrid Morrison, one of two area sales managers for High Pointe.
Prices have not been set for the next phase - which is slated for release this month with walkouts and mountain views among them - but the handful of units left in Phase I ring in from a reason-able $221, 500, says Morrison.
Main floor plans span from just short of 600 to 642 square feet, depending on whether a single or double attached garage is included, and boast large open kitchens, bright nooks opening onto decks and generous great rooms. Upstairs, would-be residents can select another 769 to 921 square feet of living space, in two-bedroom and two-bath, or three-bedroom orientations.
“The two-bedroom plans feature an enhanced ensuite for one of the bedrooms, but you actually get two ensuites,” says Morrison.
Also included in all High Pointe addresses are upstairs laundry spaces, to help residents keep wash day relatively wrinkle-free and immune from exhausting trips up and down stairs.
High Pointe residents also all reap a backyard, shared with next-door neigh-bours, but maintained by a management company. In short, shovelling snow, hauling garbage away and exterior maintenance are but a distant memory thanks to a $108 monthly condo contribution which covers the work, as well as building insurance.
“You have zero responsibility on the outside,” says Morrison, adding the maintenance-free factor and knowledge that yards will always be kept pristine and homogeneous rate high among High Pointe buyers.
And the lack of responsibility leaves residents with more time for picking up groceries at the Co-op, just a stone's throw from their front doors or full-out shopping at a well-stocked strip of boutiques from Liz Claiborne to Mexx or Wal-Mart to Home Outfitters just off Country Hills Blvd.
“It's a really popular lifestyle choice for all ages - whether it's young couples or singles that have too much to do already, or the small core group of downsizers who don't want the worry,” says Morrison.
Meanwhile, the rustic alpine-styled Ranch Centre residents facility offers a host of activities for young and old - for the exclusive use of Rocky Ridge dwellers, overlooking a pond for paddle-boating in summer, and strapping on skates when the Mercury drops.
A basketball court, wading pool, tennis courts, and playground - and the centre, itself, which can be rented for a nominal fee - add to the long list of perks living in the area affords Rocky Ridge Ranchers.
“The recreation centre has been up and running for about ten years, which is really a unique feature of Rocky Ridge,” says Morrison.
To get to the High Pointe sales centre, take Crowchild Trail west to Twelve Mile Coulee Rd., turn right, then right again at the Country Hills Blvd. intersection, and right onto Rocky Spring Gate. Head past the single-family parade, turn right at the T-intersection, and take the second right onto 200 Rocky Spring Terrace. CL
