Monticello’s newest condo conversion focused on customer satisfaction

Customer service is the keystone to the success of Monticello Developments’ projects. With real maple hardwood floors and a standard stainless steel appliance package, Monticello’s fourth project:  Cabazon, located at 1333 – 13 Avenue SW, demonstrates this pride.  Smart chocolate brown flat panel cabinets are found in the kitchen and bath.  Subway tiles in the kitchen and bathroom demonstrate thought given to the trends in design today.  With slate tile flooring in the cozy bathroom, alongside a soaker tub and stylish cabinetry, you are able to relax your cares away.

Mother Nature is also considered.  Each unit contains an Energy Star rated Thor washer/dryer, fitting seamlessly into the compact kitchen area.  The light fixtures chosen include track lighting in the kitchen and brings panache to the rooms and spaces in each condo.
Every purchaser is able to select from a design board, put together by an interior decorator, showing colour options for the hardwood flooring, carpet and paint.  Upgrades available include a flat top stove and granite counter tops. Of the 16 units in Cabazon, all, except two rear units and the main floor units, have balconies.

“Monticello sets the bar above the competition.  The quality speaks for itself,” says Jon Harris.  The “high level and extent of renovations done to Cabazon”, includes extensive inspection by structural, mechanical and electrical engineers, ensuring “few surprises in future years” to the purchaser.  “There is quality in the suites and this brings a peace of mind to the buyer.”

One and two bedroom plans are available in this four-storey walk up, priced from $149,000 to just under $210,000, sizes ranging from 560 square feet to 840 square feet. Condo fees are estimated at approximately $250 per month including heat, water, building maintenance, reserve fund contributions, and garbage removal.

Built in 1969, Cabazon, with full concrete construction and brick exterior, as well as a newer boiler system, will have new doors and windows, bringing to this building: modern, welcome touches.  Security will be upgraded and tied into each unit’s telephone line.  Cable and telephone lines are in place in the living space adjacent to the kitchen, as well as in the bedroom.  Replacement of common area carpets, repainting and adding subtle detailing to the hallways to replacing banister railings are all part and parcel of this comprehensive retrofit which began in December 2005, readying the units for possession starting in the spring of 2006.

Cabazon is located in the established beltline area of Connaught, just southwest of downtown, with many mature trees lining the street.  It is close to the trendy shops and restaurants near 14th Street and 17th Avenue SW, yet is “tucked-into enjoy the quietness of the neighbourhood”, explains Jon Harris.  Cabazon is within walking distance to downtown, making it prime real estate for living and for investment.  And don’t forget the proximity to the Bow River bike paths and 11th Avenue – one of the foremost design districts in Calgary!
