Rockford-solid investments in Panorama Hills

Townhome living offers high enjoyment, low maintenance

Condo shoppers who missed their chance to get into a Rockford Developments townhome address in the fast-growing northerly neighbourhood of Coventry Hills now have an opportunity to go west – northwest, that is.

The award-winning multi-family developer is now selling its latest project, Panorama Heights, slated for the coveted community of Panorama Hills this spring. So, in addition to the Rockford name, residents will also be able to take pride in a northwest address to come home to at day’s end.

“We’re thrilled to be working on our first project in Panorama Hills, which is northwest – and that still really holds some cache with many buyers,” says Lana Campbell, marketing manager for Rockford Developments.

While the 78-townhome community is not slated to break ground where Panatella Blvd. meets Panatella St. until May, more than half of the area’s future residents have laid claim to their two-storey abodes since the project began selling in January.

Selling out of SAM finalist show suites at the builder’s Coventry Meadows project, Panorama Heights seems to be so far attracting a similar demographic to those crossing their thresholds of Rockford’s past townhomes in the northerly area.

“We’re seeing a lot of young couples, some couples and singles who are downsizing or ‘newly-singled’ buyers, but we have also had a lot of investment interest – whether it’s parents buying for their kids or just to rent out – that, I think reflects the low vacancy rate in Calgary right now,” says Campbell.

Tried-and-true floorplans reflective of the builder’s previous addresses will offer residents virtually-unheard-of 1,200-square-foot, two-storey addresses with choices of two bedrooms and an ensuite bath adjoining the master bedroom, or three sleeping quarters. Main floors will boast open designs with great rooms, kitchens serving up space to move around and create, and eating nooks poised for entertaining friends and family.

“They will be exactly the same floorplans as Coventry Meadows,” says Campbell, adding “this is the best-selling floorplan in the city for us – we have probably sold a thousand of them.”

While buyers will have options to personalize interiors with upgrades to stainless steel appliances or hardwood (Campbell estimates half of the project’s buyers have opted for $5,000 to $6,000 in flooring upgrades), standard fare will include a three-appliance package, Delta-brand fixtures, and single garages with full driveways – all from the low $200,000s.

The expanse of the townhomes, paired with a coveted location close to shopping and excellent access the airport and downtown, is expected to attract the attention of an even wider range of buyers.

“The reality is, for young couples just starting out, $200,000 doesn’t get you a single-family home anymore. Living in a townhome offers a great sense of community for singles, couples or even families,” says Campbell.

The site for the project will be sided to the west by a municipal reserve destined to become a park or future school, so buyers can rest easy knowing their green is protected – as are mountain views for many Panorama Heights owners, says Campbell.

Amenities in the area include big-box shopping along Country Hills Blvd. and some of the best movie-viewing seats in the city at Silver City cinemas – all within walking distance of Panorama Heights’ front doors.  CL
