Homebuyers looking to come home to an upscale address close to work and play need look no further than Xenex on Twelfth Avenue.

Offering a suite deal to suit any taste, the mix of studio to home-office digs have seen huge interest since opening the Presentation Centre’s doors along central Twelfth Avenue just two months ago.

A third of all suites – including every available three-bedroom in the 18-storey future tower – have already been snapped up by eager would-be residents even before breaking ground.

“We expect to be all sold out before the building is complete,” says Brenda Kelly, director of sales and marketing for Bucci Developments, Xenex developer. “We sold six units last week alone.” All the three-bedroom units were snapped up the first day.

For those looking to pare down living space or singles preferring to keep life simple, studio suites of just over 500 square feet are available.

While the three-bedroom digs are sold out, discerning buyers still have their choice of one-bedroom, one-bedroom- and-den, two-bedroom/two-bath, two-bedroom-and-den, and unique live/work spaces ranging in the expansive neighbourhood of 712 to 1,500 square feet.

Prices are now starting from the $176,000 mark for studios, with one-bedroom and one-bedroom-and-den suites carrying price tags from $284,788 to $287,788. Grander, two-bedroom/two-bath, and two-bedroom-and-den homes range from $377,788 to $403,788, while live/work and townhome floor plans are $383,788 to $393,788. But not surprisingly in the current real estate sales climate, the posh digs are going at record speed.

While many residential towers forfeit some space to retail businesses at the street level, the sleek highrise will be comprised of exclusively residential space. Similarly, located near the trendy Design District of 11 Avenue and just steps from restaurants, gyms and shops along 12 Avenue, in-house amenities were mindfully left out of the plans to keep condo fees at a manageable level.

“We figure people will already have things like gym memberships, and the location is really the best amenity they will have. They can walk to everything,” says Kelly.

Included high-end finishing in all Xenex addresses includes slide-in stainless steel ranges as part of a full stainless-steel appliance package and full-tile backsplashes (with glass tile insets) in stylish kitchens, as well as contemporary carpet and sleek oversized floor tiles, and outdoor living space taking shape in balconies or patios.

“We try to have specifications at a high level so no one needs to upgrade,” says Kelly, adding upgrade selections, such as hardwood flooring, will be available for those looking to further personalize Xenex abodes.

A handful of two-storey townhomes are also among unique floor plans and will be located at the podium of the tower, while four top-shelf penthouse homes which also will come onto the market later on for buyers eyeing the crème de la crème of condo living.

As expected, younger professional singles and couples looking to be close to the action and successful empty-nesters looking for the convenience of a condo lifestyle have invested in the upmarket address.

It appeals to a wide range of buyers because of the location and convenience – young couples and baby boomers in good health are what we’re seeing a lot of. The location is hot – it’s right on 12 Avenue, around the corner from Safeway, Robert Sweep (furnishings), and you’ve also got Italian restaurants daMichelangelo’s, Gnocchi’s and Heaven’s (fitness club) right there.

The building is expected to begin construction at its convenient home on the northeast corner of 7 Street and 12 Avenue in May, so anxious purchasers won’t have to wonder when they’ll be able to call the downtown address home.

“We are actually starting construction, which is huge for a building that just started selling in February,” says Kelly, adding a model kitchen and bathroom likely be complete at the Presentation Centre in a couple of weeks.

Possessions are slated for Spring 2008, giving future residents plenty of time to gain equity in their downtown investment even before crossing their thresholds to home ownership.  CL
