Glamis Green

A whole new look

Calgary is a city where business is booming, and so is the home-building industry. Condominium projects are everywhere, and our city seems to be expanding outward every day.

For as many projects that are under way, more people are in the market to buy a home, and every day more people move into our growing city, swelling the population even further. Expansion either upwards or outwards is inevitable; however there are some projects that require neither. The Glamis Green Development is one such project.

Located in the SW community of Glamorgan, just blocks from Mount Royal College, Glamis Green is a conversion project that is taking 156 stacked townhomes and transforming them into beautiful new living spaces. The exterior of this townhome community is where the change is immediately apparent. Old stucco and wood is being replaced with attractive and maintenance-free vinyl siding and all windows are being replaced with brand-new, more energy-efficient windows. As well, the grounds will be modernized, including fencing, sidewalks and landscaping. One of the biggest external changes in this project will be the conversion of the car-ports into individual garages for each suite. The new Glamis Green will be aesthetically pleasing, as well as more functional and efficient.

However, this is hardly where the improvements end. All flooring is being replaced with quality Berber carpeting, ceramic tile and beautiful hardwood. The kitchens are exquisitely crafted with beautiful maple cabinetry and luxurious granite countertops and eating bar. Each kitchen also includes a terrific appliance package including range, refrigerator, dishwasher, hood fan and over the range microwave; available in either white or black. The undermount SILGRANIT® sink and stylish hardware and lighting add yet another touch of class to this great kitchen. The living room is equally beautiful with its huge bright windows and large gas fireplace with natural stone surroundings.

As you mount the stairwell to the next level, there is more beautiful wood-accent with the rails in maple and the spindles in elegantly worked pewter. As you notice the attractive light-fixtures you will also notice the equally attractive knock down ceilings. The bedrooms include spacious closets and good sized windows, and as with the rest of the home, there are wider casings on all the doors and windows and high-profile five inch baseboards. The bathroom has beautiful maple vanities with cultured marble countertops and full width mirrors. The tiled tub-surround and the elegant towel bars and hardware are great finishing touches to this great bathroom. There’s even a curved shower rod to add elbow room in the tub.

Another feature that is available in some of the suites is a walk-out balcony off the master bedroom. This nice addition allows even more light into the room as well as the ability to step out for a little fresh air.

Some of the features that you may not notice but are a definitely a plus are the brand new 40 gallon hot-water tanks and mid-efficiency furnaces that are part of the Glamis Green conversion. Again, there are even more benefits to living in these executive homes, and one of them is location. A short walk to West Hills Shopping Centre and only a 10 -15 minute drive to downtown, Glamis Green also easily accesses public transportation services. With all these great features and even more amenities, there has been a lot of interest in the project. Dana Delandreville, sales agent for Glamis Green, agrees. “The sales have exceeded our expectations in a month’s time with a third of the suites having already sold out.” says Delandreville.

Glamis Green offers two and three bedroom + den floorplans ranging from 1000 – 1169 square feet, with prices starting from around $269,000 to the $299,000’s. There is a show suite currently open at 181 – Glamis Drive SW. These beautifully converted townhomes are really worth taking a look at.   CL
