Lower Mount Royal’s The Beringer is one of the hottest condo addresses in town.

Lower Mount Royal’s The Beringer is one of the hottest condo addresses in town.

Featuring only ten units, nine of which have already been sold since January, The Beringer is home to those who want upscale living in one of the most desirable neighbourhoods in town.

Christina Hagerty, who is handling all of the sales for newly built Beringer, says anyone who’s looking to live in a low rise building like The Beringer in downtown Calgary had better start looking now.

“Low rise buildings will be very hard to find in the future because the price of land. It’s barely justifiable to build a low rise building today,” Hagerty explains.

The low rise aspect is one benefit, but the location and mature neighbourhood also makes buildings like The Beringer so attractive to all types of buyers.

“People love the Mount Royal area because pretty much anything is within walking distance,” Hagerty says, adding she expects that prices will continue to spike for property in the downtown and Mount Royal areas.
With downtown Calgary so close, Hagerty says Beringer residents can even save $300 or so a month on parking because for most of the year, they can simply walk to work.

Buyers of The Beringer, who just started taking possession of their units recently, include young and middle aged, urban professionals, empty nesters and those who have primary residences in other cities such as Vancouver or Kelowna.

With land and construction costs up by 30 per cent over the last six months, The Beringer is an investment that will only increase in value.

“There’s no doubt that what we sold for $750,000 just a few months ago will now sell for $75,000 to $100,000 more today,” says Hagerty.

At 1,322 square feet, The Beringer’s last available suite is a stunner. Suite 302 offers superior quality and a myriad of specialty features.

For those looking to take the chill out of cool weather, in-floor heating is a luxury that runs throughout the unit. A double sided fireplace framed by a granite slab offers cozy flames to homeowners relaxing in their living room or enjoying a good book in their master bedroom.

Stunning solid maple hardwood floors, custom solid maple cabinets and granite countertops are just a few of the luxury features located within Suite 302.

For those who like to soak after a long day or before a hard day’s work, the unit comes with both a steam shower and a jetted tub in the master bedroom ensuite. The ensuite also contains a fabulous walk-in closet.

The professionally designed kitchen is a gourmet cook’s dream. High end stainless steel appliances, a garborator and gas cooktop are just a few features that residents will appreciate whether they’re entertaining guests or just enjoying a quiet dinner at home.

Grohl faucets and under-cabinet lighting are other features that have been carefully chosen to ensure the highest quality and luxury fixtures have been considered for The Beringer’s suites.  Large energy-efficient windows bathe each room in natural lighting. Raised coffered ceilings illuminated by potlights complete the very contemporary look in The Beringer. A full-size stacking washer/dryer set is an efficient and effective use of the condo’s space.

For those interested in the utmost in safety, The Beringer is a concrete/steel structure that offers heated, secured parking. Elevators take residents to each floor, and each suite opens to the outdoors through beautiful French doors onto the nice-sized 250 square feet balcony.

Priced at $400 per square foot or  $529,000 (including GST) with condo fees of $423 per month, Suite 302 will make a great home or second property for anyone.   CL
