Avi Urban unveils prestigious west-end townhome development
Avi Urban, the multi-family arm of Homes by Avi, is unveiling another prestigious town home development in Calgary’s west-side community of Wentworth.
This 2005 SAM award winner for Best New Town Home (Olive Project in Bridgeland) has crafted 18 spectacular town homes that back on to an environmental reserve, giving the feeling of country living within the city. “The great part about this project is that essentially there is nobody behind you. Every home overlooks the ravine and opens to green space,” says Dawn Borgstrom, marketing specialist at Homes by Avi.
Nestled amidst the serenity of stately trees, these three storey attached homes allude to the genre of old world charm. Designed to exude attributes of European country manor homes, Wentworth Point’s architecture is in keeping with Wentworth’s strict community standards. Characteristic French Renaissance flat-topped ebony Mansard rooflines allow for an expansive split level floor plan. Ebony is also reflected in the cornices, brackets and shutters offering a striking contrast to the neutral colour of the stucco, the texture of the cultured stone accents and the richness of the natural cedar detailing.
Inside the look is very clean, with lots of open space. “Homes are a really good size – they are right around the 2000 square foot mark and owners can choose from a two or three bedroom plan,” explains Borgstrom.
The layout is multi tiered and one enters the home into a large foyer from either the double attached garage or the handsome front entranceway. Up a half a flight of steps you’ll find a great room with a large feature fireplace flanked by windows that frame views of the environmental reserve. An adjacent sunroom opens to a landing, which descends to a ground level terrace that extends into the natural reserve area.
The next level contains a state of the art kitchen complete with maple cabinets, granite counter tops and stainless steel appliances. The kitchen flows into a separate flex room perfect for a den or private dining room. “The plan is unique in that from the kitchen level you can overlook into the great room area which boasts 12 foot ceilings so it gives a very open feel,” says Borgstrom.
The third level contains the bedroom spaces. “Because the homes are a split level plan, they are designed with upper floor laundry, so you don’t have to tromp all the way down to the basement,” says Borgstrom. “That is a big feature for me.”
“We do a lot of things to try to maximize efficiency for the home owner,” says Borgstrom. “Things like high efficiency furnaces and hot water tanks.” Homes are fully landscaped and condo fees include snow removal and landscaping maintenance.
The community of Wentworth offers ample room to enjoy nature – to walk, bike and marvel and the beauty of the landscape, but it is also close to all amenities. Residents will enjoy the restaurants, coffee houses, movie theatres and fine stores at West Hills, Market Square and Strathcona shopping centres. The nearby Westside Recreational Centre offers a variety of activities and sports for any age. “Wentworth is definitely an executive community and because of the Bow Trail extension it is really easy to get in and out – you are probably looking at not more than fifteen minutes to get downtown,” says Borgstrom.
Needless to say, sales have been brisk; so brisk that there hasn’t been time to create a show home. “We have only ten units left. Right now there are four units available for sale with the remaining six coming up as they are released,” says Borgstrom. Homes start in the $500,000s and possessions will start in January of 2007.
