Located at 2020 11 Ave. S.W., the quaint building offers residents their choices of four contemporary and unique floor plans each with a decidedly urban feel, says Lane Theriault, project/finance manager for L.N.O.D. “Every single unit is different. From the colours to the finishings, no unit is identical to the next. Your unit will be unlike anyone else’s in the building, which is something really different in today’s market,” he says, of the one and two-bedroom units.
From the lush creamy white shag rug in one suite to the deep chocolate hard wood and granite counters in the next, discerning buyers searching for a quality home that speaks to their individuality don’t have to look any further, says sales manager Matt Vermunt.
“We went the extra distance with finishings like pot lighting, high-end shag rugs, and tile floors. As a group of young guys who have experienced life in a condo, it was so important to us to design and build a project that didn’t take any shortcuts and would grow in value over time.”
With show suites set to open in September, units aren’t going to be released for occupancy until the building is completed – an important consideration for busy residents, says Vermunt.
“From start to finish this project will take three months and we want everything to be in place from the exterior changes to the suites before we start releasing the units. Who wants to live among construction and chaos?”
Each unit, which starts from $259,000, will also come with full in-suite laundry, a secure storage area and spot-for-spot parking.
“Our own management company will be maintaining and looking after this project when it’s completed which adds another level of quality and security. After all, who knows this building better than the people who completed it?” says operations manager Sam Holbrook.
The entire project will be virtually maintenance free thanks to the quality brick exterior and full landscaping. Each unit will also have its own private balcony with glass railings to ensure perfect views of the downtown core.
“The views of the downtown area are pretty awesome and the nice thing about this area is that because it’s a mature neighbourhood there are height restrictions for surrounding buildings so you know those views are never going to be compromised. Also behind the building there is a commercial area so those views will also never change.”
Nestled on the very end of 11 Ave., the charming brick building is surrounded by mature trees and parks. Easy access to Crowchild Tr., downtown and nearby shopping add yet another level of convenience to the ultimate in inner-city living.
“This is such a great part of the city. It’s so quiet and the views are really something. It’s only going to grow in popularity and after you spend five minutes in this area, it’s not hard to see why,” says Vermunt.
Designing something a little different in today’s booming market was definitely the inspiration behind this latest project, adds Theriault.
“We hired the talent, like designer Randi Wagner and artist Aaron McLean, and made it our goal to be as different from every other project out there and I think we have really succeeded. We really are like no other development.” CL
