Gallant Ridge in Aspen Stone

Proving once again the west-side is where it's at

Venture out to Calgary’s west-side via 17th Avenue, past 69th Street and eventually you will come upon piles of excavated dirt, oodles of large machinery and homes and town homes in various stages of construction – a sure sign that Calgary’s housing boom is still on and that the west side is where it’s at when it comes to well located quality housing.

Trico Homes’ latest multifamily project, Gallant Ridge, is located in the heart of this substantive growth in the area of Aspen Stone. Situated on over 1.6 hectares of land originally owned by the project’s namesake, the Gallant family, Gallant Ridge offers an uncomplicated lifestyle that is convenient to all amenities. “We have created a project with an unparalleled range of products, a great location and the opportunity to become a part of a unique community,” says Tim Tam, chief operating officer for TricoConnect, the multi-family division of Trico Homes.

Gallant Ridge will offer 40 one-bedroom apartment style condominiums, 41 stacked two bedroom two storey town homes and ten, three level, three bedroom traditional town homes with double attached garages. “What is unusual about this project is that the one bedroom apartments are located on the main floor and the two storey town homes are stacked above them,” says Tam. “We wanted to appeal to a variety of buyers, and the design lends itself well to having “snowbirds” in the condominium on the main floor and the next generation and their children in the stacked town home.”  Ingrid Morrison, area sales manager for the project, says the price point is affordable for singles and for young families alike. “Sales have been rapid. In the first release of phase one we completely sold out of the stacked town homes and have only nine one bedroom units left,” says Morrison.

Close to one quarter of the 1.6 hectares will remain untouched as designated natural reserve land complete with stands of tall mature aspen trees that will offer plenty of privacy and sanctitude. The building envelope is designed in a triangular shape and comprised of four three-storey buildings. The architecture is inviting and designed with Tudor style accents. Peaked roof lines, cream coloured stucco and cultured stone are highlighted with black detailing.  Adding interest to the façade, the third storey is recessed by several feet from the front of the home. “The design creates the illusion of only two stories instead of three,” says Tam.

The site is just in the initial building stages. “The foundation for building one was just poured today,” says Tam from the sales center located on the site’s Southwest corner and notes that occupancy is expected in the fall of 2007 with the remaining build-out into 2008.

The traditional three storey town homes have not yet been released but Tam thinks that they will be some time before Christmas. “These homes are highly coveted because of the square footage,” says Tam. Morrison notes that she already has a waiting list. What with over 1,793 square feet distributed over three levels, it is no wonder!

Standard features for all plans include six black appliances, ceramic tile and laminate flooring and details like a raised white porcelain vessel sink in the main floor bathroom, flat maple shaker style cabinets, an extended eating bar in the kitchen and full tile backsplash in the kitchen and bathrooms. Owners have a choice of six colour palettes and can upgrade to granite countertops and stainless steel appliances.

Floor plans for the 664 square foot, one-bedroom apartment style condominium include stacked laundry in the bathroom and an extra large front hall closet. “They are extra large for additional storage and for your bike,” says Tam.

The stacked two bedroom town homes, at 1250 square feet, offer nine-foot ceilings, an optional corner fireplace, a separate dining room, a large living room and main floor laundry. “All of the apartment condominiums have a balcony and some of the stacked town homes have two terraces,” says Tam.

“We gave a lot of thought to design features and construction methods to ensure privacy and convenience,” says Tam.  Case in point is the nine inches of concrete separating the floors. “It is a great selling feature. The concrete is very sound absorbent, adding to that sense of privacy while unlike traditional condo style buildings there is a living space between the bedroom levels,” says Morrison.

The buildings boast well-appointed common areas and elevators for added convenience. Homes start at $251,000 plus GST.  CL
