Keynote an urban village
Hitting all the right notes in the inner-city

Keynote Development Corporation, a subsidiary of Balboa Land Investments, will soon commence construction of this immense amalgamation of retail, office and residential condominium space, with possession in mid-2009. This huge project will encompass most of the city block between 1st Street and Macleod Trail SE, and 11th and 12th Avenues. Located kiddy-corner to the Stampede grounds, Keynote will serve to further enhance the Victoria Crossing Business Revitalization Zone (BRZ) while offering Calgary’s inner-city some much-needed residential space. Jeannie Elrafie, Project Sales Manager, says that this area still has a lot of untapped potential. “The pioneering stage for this side of the beltline is pretty much over,” says Elrafie. “Right now it’s mostly parking-lots, but this side of the beltline has so much to offer. There’s tonnes of potential for retail, commercial and residential spaces here.”
Keynote will include two residential towers and a 14 storey office tower, with retail spaces on the first two floors of each building. As well there will be an abundance of heated underground parking provided for convenience.
Each building will also have access to a fantastic outdoor garden via a plus-15, which will allow both residents and employees of the office tower a chance to enjoy a little fresh air and entertainment. Keynote will be a stylized urban village that will be the perfect venue for work, relaxation and entertainment. As well as the communal garden, and on-site shopping and services, this amazing project will include a conference center, a fitness facility and guest suites. In addition to being able to cross the plus-15, there will be practical driving lanes between the three buildings to provide ease of access and drop off.
The highlight of this project will be the extraordinary residential suites within Keynote. There will be two residential towers with the first offering 26 storeys and the second being a 34-storey tower. The first phase offers 183 units including seven fabulous Sky Suites on the top three floors. There are 13 different floor plans to choose from (not including the Sky Suites) and a multitude of incredible features. Each air-conditioned suite includes warm cork-flooring in the entrances, living areas and in-suite laundry areas which include a stacking washer and dryer. Floor to ceiling windows offer expansive city views from all exposures. This amazing feature, along with the clean design and contemporary elegance of each suite, will ensure that your home is bright, open, and a wonderful place to come home to.
The first phase of Keynote is already 80 percent sold, with suites starting at about $300,000. These attractive suites range from 581 to 947 square feet, and the Sky Suites will be over 1500 square feet. The second phase should start selling sometime in the spring of 2007 and will include one and two-bedroom units.
