Step into the spotlight

Spectacular views, spacious grounds and elegant floor plans are just a few of the attractions offered at Cove Properties’ latest condo project, Silhouette. Conveniently located in the established but still young community of Cranston, Silhouette has easy access to Deerfoot Trail, Macleod Trail, the south LRT, and major shopping centres. Fish Creek Park and the McKenzie Meadows golf course are a short stroll away, and Highway 22X offers a scenic shortcut to Banff via Bragg Creek and Cochrane.

With occupancy scheduled for early 2006, the first phase of only 88 units is selling quickly, with pre-construction pricing a primary motivator for many buyers.

Silhouette’s selection of floor plans starts with a one-bedroom apartment of 725 square feet, priced from $119,900. A one-bedroom plus den plan has 796 square feet. Two bedroom units start at $156,900 for 996 square feet.

There’s a choice of five floor plans with two bedrooms or two bedrooms plus den, ranging up to 1,304 square feet with a base price of $229,900.

Silhouette is located on a scenic rise of land overlooking downtown Calgary, the Bow River and the Rocky Mountains to the west. On completion, it will consist of two L-shaped buildings with a total of 218 units in beautifully landscaped surroundings. The ground plan includes courtyards, fountains and walkways to create calm, peaceful surroundings for Silhouette’s residents.

The L-shaped buildings provide a choice of views in every direction, from prairie sunrises to the city skyline and the mountains. The largest apartments – only four of them in the first phase – are on the outside corner of the “L,” with splendid south and west views through walls of glass.

High-quality finishes and features are standard in every suite, but a range of upgrades is also available, including granite countertops, fireplaces, stainless steel appliances and upscale flooring. Two heating zones are provided in each apartment, with silent, comfortable in-floor heat throughout.

Units on the top floor of the three-storey building have nine-foot ceilings. Suite configurations are laid out to maximize use and efficiency.

Every unit has a spacious balcony or patio. Most balconies are 6.5 feet deep and 14 feet wide; end units have balconies wrapping around two sides. The largest suites have curved balconies 22 feet long, with access from the living room and the master bedroom. A gas barbecue connection is provided on every balcony.

The standard appliance package includes a spacious 22-cubic-foot refrigerator, a 30-inch range with self-cleaning oven, a dishwasher and a stacking washer/dryer. Maple Shaker-style kitchen cabinets with hand-set tile back-splash are standard.

Bathrooms feature an oversized soaker tub, high-quality tile, premium fixtures and a full-width vanity mirror.

The building will have high-speed Internet wiring and cable connections, plus a master satellite TV dish, so owners who want to subscribe to satellite service won’t have to mount an antenna on their balcony.

The purchase price includes one parking stall with a storage locker in the heated underground garage, which has video surveillance for security. Some additional underground parking spaces are also available for sale. Car wash bays are an added convenience.

Silhouette residents will enjoy a well-equipped fitness centre and games room, plus a steam room and hot tub. There will also be a theatre room with lounge chairs.

Cove Properties, which is developing the Silhouette, is a well-established company that has created condo projects in Edmonton, Canmore, Okotoks, Stony Plain, Grande Prairie and Kelowna.

Its other Calgary projects include the Chateaux at Arbour Lake, now completed, and the Sasso and Vetro Towers, a unique blend of residential and retail space now under construction near Stampede Park.
