Robson – Summit of Montreux

A condo oasis nestled in an estate home community

Robson is a surprisingly affordable condo apartment complex in the Summit of Montreux, a neighbourhood of single-family estate homes.

Studio apartments of 620 square feet begin at $119,900; one-bedroom apartments range from 635 square feet at $129,900 to 693 square feet at $143,900; two-bedroom units range from 868 square feet at $170,900 to 1,012 square feet at $193,900. Two-bedroom units have two full baths.

The apartments by StreetSide Development Corporation are exceptionally well-featured for their price range, including nine-foot ceilings, high-quality appliances, superior finishes, and sound-reducing construction.

On completion, Robson will be a community of 160 apartments in an expansive building thoughtfully contoured into its spectacular hillside setting. Though each section of the building will be only three storeys high, the complex will be stepped up the hillside to span a total of five storeys.

Each unit will have a patio or balcony with one or two French doors. Gas barbecue connections will be standard.

Located at 17th Avenue and 85th Street S.W., Robson offers easy access to major routes including Glenmore Trail, Highway 8, 17th Avenue, Bow Trail, Sarcee Trail and the Trans-Canada Highway.

Neighbourhood shopping will be available within convenient walking distance. The WestHills Towne Centre, with its complete array of shops and services, is only a short drive away.

Phase 1 of Robson, with the first 60 apartments, is scheduled for occupancy in January, 2007. A sample one-bedroom suite is featured at the on-site sales centre.

Top-quality kitchens include dishwasher, wall oven and cooktop by Bosch, with refrigerator and microwave by Whirlpool.

Kitchen cabinetry is available in hickory, oak or maple, with a choice of stain colours. The cabinets include several deep drawers ideal for pots, pans and small appliances. The sink is Silgranite, a crushed granite composite.

Arborite countertops are available in a wide range of colours and patterns. A raised eating bar divides the kitchen from the open living-dining space.

In some two-bedroom apartments, the dining area is a separate space set in a bay window.

Bathrooms all feature a five-foot soaker tub and ceramic tile. In most units, master bedrooms are integrated with convenient walk-in or walk-through closets leading to a bathroom, creating a convenient hotel-style suite.

Each suite has space for a washer-dryer stack. A Frigidaire laundry pair is available as an option. Most apartments have a convenient computer desk just off the main living space, so there’s no need to devote a whole room to a home office.

No two apartments at Robson will be the same. Every buyer will have a free two-hour consultation with an interior designer who can help pull together all the choices, ranging from flooring to paint colours and cabinet hardware.

Standard flooring choices include three styles of carpet in a range of colours. Ceramic floor tile is available as an option. A choice of three colours from the General Paint range is standard; additional colours or deep colours are available as options.

One-inch horizontal venetian blinds are included. Even if the blinds don’t suit a buyer’s style, they will provide privacy until custom window coverings can be ordered – it’s one less thing to worry about at move-in time.

Heated parking is included for every apartment, and storage lockers are available as an option. Robson will have an amenities area with exercise equipment and a space for parties, complete with kitchen and bathroom.

Initial condo fees will be 31 cents per square foot per month, not including phone, cable and electricity. Windows and exterior finishes have been chosen for long-term durability to minimize maintenance costs.

To visit Robson’s show suite, drive west on 17th Avenue S.W. and turn left at 85th Street. Take the first right onto  Val Gardena Boulevard S.W., then left at St. Moritz Drive and left again at Val Gardena View S.W.
