Turning Lemons into Lemonade
Mission Bay by Monticello quenches thirst for inner-city condo lifestyle
In the heart of trendy Mission, Monticello Developments 2005 is turning “lemons into lemonade.” The company specializes in turning older, rental properties into high-quality condominiums, and they’re doing it again with Mission Bay.
Mission Bay is a unique project, with only eight units, ranging from one bedroom to three bedrooms and from 710 to 1250 square feet. The small number of suites creates a cozy, intimate atmosphere, in which it is easy to get to know your neighbours.
“With only eight units, it’s a very cozy little development,” says Jon Harris, president of Monticello. “You know who your neighbours are – it’s a much more intimate lifestyle.”
Located at 534 22 Ave. SW, Mission Bay offers phenomenal access to 4th Street, 17th Avenue and the downtown core, with limitless options for shopping, dining and entertainment all nearby.
“Mission has become the most sought-after inner city neighbourhood,” speculates Harris, adding that the neighbourhood “provides some of the best qualities available for people choosing to live in the inner city.”
When perusing the condo options available in the downtown core, it is highly unusual to find a three-bedroom condo. Even more unusual is the range of choices available at Mission Bay, with four 950 square foot two-bedroom condos, two 1250 square foot three-bedroom condos, as well as a two-bedroom unit and a one-bedroom unit, measuring over 800 square feet and 700 square feet, respectively. This variety of suites offers buyers the choice of owning a smaller piece of the core, or even working from home out of one bedroom with two more bedrooms to spare.
The two-storey wood frame building was built in 1975, and Harris is confident in the quality of the construction. He explains that Monticello knows the architect of the building, and that the original, high-quality architecture coupled with Monticello’s standard, high-quality upgrades will result in the superior product Monticello prides themselves on.
The building will be completely stripped and all new finishes and fixtures will be installed, with the exception of drywall, if the existing drywall is in good condition. All windows and doors, as well as the roof, will be replaced, and the common areas will be outfitted with new lighting, carpeting, chair rails and paint, along with a new intercom system and upgraded fire alarm system. The boiler and water heater were replaced two years ago.
The exterior of the building will be redone in stucco, and a brick and iron fence will be built in front of the building. The rear parkade will be repaved.
Inside each suite, buyers will find impressive standard features, including hardwood floors, Berber carpets, slate tile flooring, stainless steel appliances, an eating bar in the kitchen, and ceramic tiles.
“At Monticello, we like to think that we’ve raised the bar for other builders,” says Harris. “All these things that are options with other builders are standard with us.”
Each Mission Bay condo also comes complete with a secure, indoor storage locker and a full balcony to ensure your enjoyment of the attractive, tree-lined street.
The show suite at Mission Bay will be open for viewing October 15. Until then, appointments can be made with either of Mission Walks two sales representatives to view the show suite at Mission Walk, which has very similar finishings to those that will be found in Mission Bay.
Mission Walk is located at 123 24 Ave. SW. Mission Walk offers one bedroom condos starting at $133,000 and two bedroom condos starting at $185,000. There are still a variety of units available.
