A house without the maintenance – complete with established, quiet, residential area, front and back yard, a basement and plenty of space, but with the snow shoveled, the lawn mowed, and the eaves troughs cleaned. Fantasy? Perhaps. But at Woodborough Terrace town homes in the southwest community of Woodbine, it’s also reality.

The fact that Woodborough Terrace is in the middle of an established neighbourhood is a major plus, says Sandra Williams, sales manager for the project.

“The amenities are already here, there’s no construction around you – it’s beautiful,” she says, adding that the town homes are close to shopping, recreation facilities and parks.

Woodborough Terrace is a great option for buyers who need the space and conveniences of a house, but would rather spend their spare time with the kids, traveling, or relaxing than maintaining the exterior of their home.
The 80-unit town home community was built a little over two decades ago, and is being renovated and refreshed by the experts at Jager-AlanRidge Homes.

There are four floor plans to choose from, each with three bedrooms and one a half bathrooms, and measuring between 1018 and 1043 square feet. The main differences between the floor plans are whether the master bedroom is at the front or the back of the home, and the placement of the dining room. Buyers can choose from interior plans, away from the street, or exterior plans, along Woodbine Blvd. Each home is also customized to the buyer’s whims, with personalized paint, cabinets and flooring, and the window coverings are included with each Woodborough town home.

“We do it all,” says Williams of the renovations. Every home has been outfitted with a new furnace and hot water tank, as well as all new windows and doors, 4 -1/4 inch baseboards and new tiles, along with the design options each buyer receives. A new gas fireplace is also included in each town home.

Outside, a small park and playground will be built for residents to enjoy. The exteriors of the town homes will be repainted. Landscaping is not an issue, as the site comes complete with many mature trees; however, the landscaping will be improved as part of the renovation process.

The combination of indoor and outdoor space, and the residential setting, makes Woodborough perfect for anyone with children or pets. Williams points out that many interested buyers who have visited the project own pets and appreciate the yard space and quiet setting. She also says that since the exteriors are maintained, parents have more time to spend with their children instead of raking leaves.

“It’s the next best thing to a house – you’ve got houses around you, but you don’t have the maintenance to deal with. You get the same things you get in a house – a front yard, a back yard, a basement – but you’re in a cared for, maintained facility.”

With homes starting at $157,900, Woodborough is also an affordable option, whether you are moving into your first home or downsizing. Once you have purchased a home at Woodborough Terrace, it takes only six weeks for the renovations to be completed, so there is no drawn-out waiting period before you can move into your new home.

Given the amenities, the price and the quality upgrades, Williams says that the town homes have been popular with a variety of buyers.

“Everybody loves it. Anybody can see themselves here – anybody, in any lifestyle.”

To find Woodborough Terrace, take Anderson Rd. west from Elbow Dr. SW; turn left onto 24 St., right onto Woodview Dr. and right onto Woodbine Blvd. Follow the signs – Woodborough Terrace will be on your lefthand side. Showsuite hours are from noon until 6 p.m. Monday to Wednesday, and from noon to 5 p.m. on weekends.
