The Chateaus at the WedgeWoods

Statesman adds another gem to the collection

Statesman has created the utopic setting of resort living with urban convenience. The Chateaus back onto Griffith Woods, part of an extensive wildlife corridor along the Elbow River with miles of trails for walking and biking.

The overall project is one of the lowest density multifamily projects in Calgary. Its three phases will house approximately 550 units. Each phase is five stories high and constructed of steel and concrete. Phase three will be ready for the winter of 2007 and will feature a small amenities center – a health and workout area with Stairmasters, treadmills, and weights. There will also be a games room with wet bar, big screen television, pool table.

The Chateaus have seven different floor plans ranging from 800 square feet, one bedroom, one bath to 1,466 square feet, two bedrooms, two baths, and a den. Each unit has a nine-foot ceiling accentuating large floor to ceiling windows. Hot water baseboard heating, Low-E two-pane windows with UV film on both sides, and exterior acrylic stucco help keep condominium fees very reasonable.

“You can perceive the resale value,” says Cory Baiton, Sales Representative for the Statesman project. “Statesman has worked hard to make this building as environmentally friendly as possible. We’ve incorporated electricity, water, sewer, gas, insurance, and liability insurance into the condo fees. The remaining condo fees go towards keeping the prestige of the building.”

Customers get to make each unit unique to their own style. They meet with an interior decorator as part of the home buying process. They can choose everything from cupboards, hardware, carpet, linoleum, and more.

Homes come with stainless steel appliances and luxurious baths. There is ample parking for both visitors and residents.

What makes a Statesman home special is what you see in the show suite is what you get. “Typically the most common upgrades our clients will do is hardwood or tiled floor, a granite eating bar, and the microwave,” adds Baiton. “A lot of the feedback we get from our homeowners as to why they’ve bought here is the location, Statesman’s reputation, and the type of construction.

“We sold out of phase one working out of a garage. We released phase two in March, and since we opened our show home, we’ve had record sales.”

The courtyard is surrounded by trees. Rather than look out to the parking lot, you’re actually looking out to the forest. Elevators on the outside walls of each building have large windows, so that as you’re going up, you’re looking out to the forest and taking in the natural ambiance. The balconies are also recessed inward. That means, when you’re sitting out on your deck, you won’t be able to see the other two wings because you’re nestled in the trees.

“We tried to bring some of the ambiance into our foyers too. Phase one will have a three-tiered planter with trees and shrubs, built in alcoves and benches, and a rain wall.”

Although The Chateaus at the WedgeWoods of New Discovery is only about 15 minutes from downtown, it’s close to nearly every amenity you can think of. New Discovery offers transit bus service and has plans for a small commercial site in the near future, which would include a bistro and convenience area.

Seeing is believing. You’ll want to visit the show suite soon before these units sell out. Hours are Monday to Thursday noon to 6:30 PM; Saturday/Sunday Noon to 5:00 PM; closed Friday.
