London at Heritage Station
European lifestyle appeals to Calgary condo buyers
The term “European lifestyle” brings to mind images of sophisticated people walking and using public transit, visiting their local market, relaxing with a glass of wine and taking advantage of all their surroundings have to offer. This is exactly what Westcorp Properties Inc. is hoping to encourage with their newest development in Calgary, Heritage Station.
Heritage Station will be an urban village – a four-tower condominium development plus a full-service shopping plaza, all located right above the Heritage Station transportation hub. The sales centre for the first condo tower, London, officially opened to the public at the beginning of October and is now selling at Macleod Trail and Heritage Drive.
“We’re trying to give people the chance to live an urban village lifestyle,” says London sales manager Richard Popowich. “Instead of having to drive everywhere, you can come down from your tower and all of your shopping (and other services) are located right on site.”
Because Heritage Station is the second largest transportation hub in Calgary, with 11 bus stops and the train station, residents of London will have quick access to any part of the city. The trip downtown takes about 20 minutes, without the hassles of traffic and parking. London also boasts close proximity by city paths to the Glenmore Resevoir and easy driving access to Macleod Trail, Glenmore Trail, Deerfoot Trail, Southland Drive and Heritage Drive.
London offers a variety of one- and two-bedroom condos, ranging in size from 543 to 1,093 square feet. and starting in the low $130,000s. There are two show suites at the London sales centre – the 759 square foot, one-bedroom Bristol showcasing London’s inclusive stylings, and the 1,093 square foot, two-bedroom Westminster fully decked out with luxurious optional features.
In the Bristol, the ceramic tiled entranceway flows into the open kitchen, main bathroom and front den. The kitchen, with granite countertops and Kohler fixtures, overlooks the living/dining area over the breakfast bar. All appliances are included, with energy efficient dishwasher, microwave, fridge and range, and garbage disposal, as well as energy efficient washer/dryer combination in a closet in the foyer.
The bedroom of the Bristol overlooks the balcony and features the in-suite, gas-powered radiant heating and boiler system. With this highly efficient system, water is heated instantly when you turn on the hot water tap, which means you are not paying to heat a boiler full of hot water that you may not use. Gas, water and power are all individually metered to each condo.
The Westminster’s spaciousness is immediately evident in the long, tiled foyer, which features tons of closet and storage space, as well as the laundry closet. This long expanse of tile flows directly into the sophisticated kitchen with built-in, lighted display case and brushed chrome Kohler fixtures. Again, the breakfast bar overlooks the open living room, but here, the dining nook enjoys its own space to one side. The two bedrooms and main bath branch off this living area, with the master bedroom boasting an ensuite bathroom. All condos in the London tower feature a balcony, with some of the Westminster floor plans including a wrap-around balcony.
Planned amenities for the towers include a fitness room, media and dinner party rooms, sports lounge, card room and hobby room, library, greenhouse, executive centre and a wine and beer making room. All of this will be located in the Heritage Club, a combined atrium of the second and third towers.
Each London suite includes one underground parking stall, with extra stalls available. Efficiency is big in London, with unheated parking and an absence of water features cutting condo fees. Six-inch concrete slab construction and solid doors throughout the building and suites help slow energy transfer and provide sound attenuation.
Westcorp has been in the development business for 27 years, with a variety of residential and commercial developments under their belt in both Edmonton and Calgary.
The London sales centre and show suites are open 11 a.m. to 7 p.m., seven days a week. The sales centre is well marked with Union Jacks along the west side of Macleod Trail, just south of Heritage Drive.
