Meeting lofty expectations: West 17th Lofts

West 17th Lofts add contemporary elegance to Aspen Estates

Over the past few years in Calgary, condo and townhome developments seem to have sprouted up around every corner. While this building spree has gone a long way towards alleviating the lack of housing, it hasn’t done a lot to add style or sophistication to the city’s landscape.

West 17th Lofts, a new development by Pacer Signature Homes, fills that void.
Located at 17 Avenue and 69 Street S.W., the West 17th Lofts blend seamlessly into Aspen Estates, one of Calgary’s well-known estate neighbourhoods. The Westside Recreation Centre is practically across the street from the development and shopping malls and downtown Calgary are just a short drive away.

The four-storey, 44-unit development was inspired largely by homes in Europe where understated elegance and functionality is the rule. As such, West 17th is brimming with a mix of sensible features such as clever space-saving built-ins and high end touches, including nine- to 11-foot ceilings throughout and balconies on every floor to take advantage of desirable views. 

“Young professionals, people who travel quite a bit and people who like the idea of a condo lifestyle are attracted to the lofts,” says sales associate Efie Gicas. “They’re ideal for people who have a second home and want a place where they can lock up and go.”

The 3,189-square-foot show home, the Manhattan, showcases one of three floor plans available. One of the Manhattan’s most unique features is the kitchen housed on the top floor, unlike the other two more traditionally designed models.

Each model is equipped with a private four-person elevator and intercom system. “It’s nice to have the convenience of an elevator if you want to bring up groceries or have an elderly person or someone in a wheelchair visiting,” says Gicas.

Views from each loft differ. Those on the south side look out onto the mountains and 17 Avenue while those on the north side face the quiet, tree-lined Aspen Woods subdivision. What each shares in common is the courtyard in the middle of the development­—a manicured area with lawn and trees that owners can book for gatherings.

Entering the main level of the Manhattan, the ample foyer showcases a large armoire in an area that could be converted into built-in storage. Around the corner is the office, which could double as a third bedroom.

A walk down the hallway and by the powder room leads you to a living area and bar complete with wine fridge, dishwasher and large covered deck for entertaining.

“The whole loft has a lot of built-ins and high end appliances,” Gicas says. “It’s perfect for someone working from home that likes to entertain casually.”

Oak hardwood floors in vanilla stain run throughout the home, creating an interesting contrast with the dark cabinets. Two other colour schemes are available and Gicas notes that customers can mix and match from each palate. Downstairs, the lowest walk-out level consists of a two-car garage, walk-in closet and storage room.

The staircases throughout the home are hardwood with open risers, which help contribute to the airiness of the space. Following the stairs to the third floor is the laundry room, linen closet and a spacious extra bedroom with oversized closet.

On the left side of the stairs, the walk in closet, main bedroom and ensuite are found. A large free-standing soaker tub is the focal point of the spacious bathroom. An expansive vanity with his-and-hers sinks are illuminated by three vertical columns of light fixtures that add to the room’s Euro lounge feel. A large bedroom with oversized windows adjoins the bathroom and completes the sumptuous space.

Moving to the top floor is the ultimate space for casual entertaining. The kitchen boasts a 12-foot-long island with a deep double sink and espresso finished cabinetry with a built-in Sub-Zero fridge and Wolf brand stove.

The open-concept design, high ceilings and real exposed brick give the space an urban vibe for entertaining while a gas fireplace and cosy alcoves provide the perfect place to curl up with a book on a chilly day. West 17th Lofts start at $1.2 million and are 80 per cent sold. CL
