Go West to ‘West’ in Arbour Lake

Lakeside living in an established community a stone's throw away

Nestled in the rolling hills on the northwest edge of the city is the established community of Arbour Lake, with its spectacular mountain views and proximity to a bike and pathway system carved through its gentle slopes.

The heart of the community is a pristine ten-acre lake with water so clear you can see down 18 feet to the bottom. During the summer this is the place to relax, swim, fish and barbecue, but in the winter skating and ice fishing are in order. One of the newest additions to this desirable community is West by Stonecroft, a four-storey apartment-style condo complex with mountain and city views, in a great location on the community’s edge.

With the anticipated completion in the Spring of 2009 of the northwest LRT extension to Arbour Lake, this community will soon appear to be much closer to Calgary’s downtown core which today is just a 15-minute drive away.  Many neighbourhood residents already enjoy the benefits of the provincial parkland close at hand while being close to urban amenities or the University of Calgary and McMahon Stadium. Occupancy at West began in May of 2008 and today there are approximately 15 per cent of the original 92 units remaining for sale, with a selection of six two-bedroom/two-bathroom floor plans to choose between.

Stonecroft’s experience as a developer who has achieved recognition for combining intelligent design and exemplary construction value in each of its numerous projects is well-known in Alberta and B.C. “At West, we have become very popular due to the low density of only 92 units, the fact that every apartment has two enclosed, heated parking spaces and our standard features are what most other builders consider extras,” says Sue McCahill, Stonecroft’s sales manager for West. “ We are very close to LRT and the Crowfoot Centre shops and services and yet we are just a short walk to great year-round leisure activities,” she adds.

These luxury condominiums offer large windows with nine-foot ceilings, while most units also boast vaulted ceilings, lending to each home a very bright and spacious feel. Ranging in size from 925 to 1,045 square-feet and offering a choice of six different floor plans, West suites are also attractively priced between $275,000 and $448,000 plus GST. Many units include a den or work space and all have in-floor heating and gas fireplaces for cosy winter living.

Condo fees are based on unit factor and range from about $350 to $400, and cover all utilities and services except for electricity. There is an annual membership fee of approximately $100, for the Arbour Lake Residents’ Association, which lets owners use of the lake, and goes toward maintenance of the community services.

The spacious kitchens include granite counters, double stainless steel sinks, maple cabinets, stainless steel appliances and hood fans, plus a garburator. Also part of the pricetag are ceramic tile floors at the entrance and in kitchens and bathrooms, luxury carpet and underpad, window blind coverings, plus a choice of designer selected colour schemes.

Bicycle storage is included with the purchase of a unit, while parking is secure and heated. Many other features are standard that would normally be considered extras elsewhere, meaning there are no hidden costs at West by Stonecroft and after your home purchase you may be left with extra money for furnishings.
“We have a very diverse mix of owners including empty-nesters, single young professionals and couples, most of whom are from Calgary. Many have previously lived in the northwest and want to stay in their favourite part of the city close to the open spaces,” says McCahill.

With Crowfoot Centre shops, restaurants and services just one hundred yards down the road and a close proximity to Crowfoot Park, Nose Hill Park, the Hamptons and Silver Springs golf courses, local schools, a state-of-the-art YMCA, a new library, and provincial parks, it is easy to understand the popularity of this new development offering immediate occupancy.
