The Royal Crowning Townhomes

After searching high and low across Calgary for a home that will truly impress, many home buyers are finding themselves at the just-opened Royal Crowning Townhomes in Royal Oak. Boasting two open, welcoming floor plans, lots of standard extras such as gas fireplace, three appliances and Berber carpets, and located in the northwest estate community of Royal Oak, The Royal Crowning offers buyers more than they expect at a lower price than they expect.

Aldebaran Enterprises celebrated The Royal Crowning’s grand opening on April 3, and many buyers showed up to browse.

“People were very pleased,” says Richard Ziegeman, Re/Max Real Estate agent. “The comments were just, ‘Wow. We can’t believe what we’re getting here for the price point.’”

Indeed, with prices in the $140s, buyers don’t expect the wide baseboards and panelled doors, pewter track lighting, two parking stalls, spacious kitchen, bay windows in the great room and master bedroom and the choice of maple, white or oak cabinets. But it’s all included, and prices start at $145,900 including tax for the two-bedroom Sapphire and $149,900 including tax for the three-bedroom Emerald.

“The thing that we’re most excited about is they’re coming in at the $140’s, in an estate community like Royal Oak,” says Ziegeman. “For a townhome, there’s nothing out there like that.”

The 1143 sq-ft. Sapphire is set apart by the Jack and Jill bathroom joining the two master sized bedrooms on the top floor, both with walk-in closets, as well as the large kitchen with pantry. In the open, warm Emerald townhome, 1227 sq-ft., there is the added luxury of an eating bar in the kitchen, plus an extra bedroom upstairs.

Both models include 1 ? baths, open to below upper hallway, covered front porch, back deck with privacy fencing and an underground sprinkler system. The basement includes a large window, offering the option of developing an additional bedroom.

Frigidaire refrigerator, gas range, dishwasher and hood fan are also included with each home, as well as Berber carpets and an elegant-looking corner gas fireplace.

Location is key at The Royal Crowning. The Royal Oak Centre is less than a block away and is home to Sobey’s, Wal-Mart, London Drugs, a video store and a liquor store, with more to come. Royal Oak offers quick access to Stoney Trail, Crowchild Trail and Country Hills Boulevard and is also conveniently close to Crowfoot Centre, an established shopping area.

The northwest corner of the Royal Crowning site ties in to the Royal Oak pathway system, giving residents access to plenty of parks and green space. Whether you’re out for a leisurely stroll or like to take advantage of the pathways for running and cycling, the mature trees and rolling hills in Royal Oak offer a scenic backdrop for your activities.

Royal Crowning residents will have plenty of time to partake of the surrounding parks while they enjoy their maintenance-free lifestyle. At only $112, Royal Crowning condo fees are very reasonable and cover all outdoor maintenance and landscaping. So instead of mowing the grass, you can take the dog for a run or play Frisbee with the kids.

The 86 units are available as early as June, and are selling fast. Check out the showhomes by taking Country Hills Boulevard west to Royal Birch Boulevard and following the signs.
