A Cool New Beginning in the Beltline

Heading into the decade of the ‘80’s, Calgary surged with terrific growth and opportunity and real estate development flourished. Many luxury condominiums were built near the expanding urban core in anticipation of a continuing need for urban housing. These buildings were originally designed with the solid structure and comfortable layouts typical of upscale developments.

It wasn’t until the approach of the millennium that Calgary’s revitalized energy returned the urban silhouette of the ‘80’s to the foreground.

Monticello Estates is a condominium conversion that for condo buyers is a cool new beginning. While this endurable nine-storey concrete structure at 1309 14th Avenue SW remains firmly in place, the electrical, plumbing and mechanical systems have all been replaced. And that’s just what’s happening behind the scene. From the lobby to the Penthouse floor, all common areas and every one of the 34 suites at Monticello Estates are being uncovered, refurbished and reintroduced to Calgary’s urban residential market.

Under the diligent watch of demanding construction management, the re-development standards set by Monticello Developments are met with care and attention to detail. Respecting that some buyers have already moved in with more incoming as suites are completed, Monticello Estates remains orderly and remarkably clean while under active construction. Over the course of re-development, common areas improvements will include a completely refinished and comfortably furnished lobby, upscale hallway finishes with maple entry doors to suites, two updated elevators, wiring for high speed ADSL Internet, restoration of brick and stucco exterior, professionally landscaped grounds and both surface and underground parking area improvements.

With only four suites per floor, every home at Monticello Estates is a corner suite with space optimized for an even greater sense of volume. Open concept design and large well-placed windows contribute to the bright and spacious appeal in both one and two bedroom plans. One-bedroom suites are reconfigured to incorporate a large walk-in closet in bedroom and flex-use area in main living space that is ideal for a den or media center. Two bedroom suites are large enough to allow for a variety of interior lifestyle elements such as a portable gourmet station or comfortable dining area for entertaining in style.

Kitchens are designed to enhance decor and utilize space efficiently. One bedroom suites feature an open galley style with raised breakfast bar open to main living area while in two bedroom plans L-style kitchens expose ample cabinets and counter space that are complete with an extended dropped height counter for surf station or home management center.

Slate tile on full-height backsplash is a dramatic compliment to flat panel maple or cherry cabinets that are complete with crown moldings and maple or cherry beveled edge laminate countertops. Stainless steel kitchen appliances are included.

Smart use of space doesn’t have to mean sacrificing style. At Monticello Estates, beautifully appointed bathrooms are the ultimate in form and function. Soaker tubs are an inviting luxury with tub-to-ceiling ceramic tile enclosure complete with designer accent tiles. Vanity cabinets are the designer match to maple or cherry in kitchens and are complete with slate tile backsplash and full-width mirror. Something you don’t see everyday - in fact since it’s tucked neatly under the extended vanity countertop you don’t see it at all - is a European technology combination washer/dryer.

While premium fixtures and interior design elements give a home showsuite appeal at first glance, it’s the finishing detail that leaves a lasting impression. Luxurious Berber carpet, knockdown ceilings, modern profile baseboards, casings and headers, Decora plugs and switches, brushed nickel door and cabinet hardware, designer coordinated lighting and calming colour palettes are just a few of the notable mentions that contribute to Monticello Estates’ contemporary elegance. To top it off, Monticello Estates has a brand new roof and when development of this close-in community is complete, a New York style roof top terrace will be a great place to relax and unwind in the midst of the urban landscape.

Conveniently close yet comfortable distant from the downtown business hub, Monticello Estates is within walking distance of trendy shops, galleries, cafes and entertainment venues along Uptown 17th Avenue. Nearby, cycling and pedestrian trails flow alongside the Bow River into the downtown core and extending to Princes Island Park and acres of urban parkland.
