“I would definitely say it’s not your traditional style townhome,” says Sandra Peters, Project Sales Manager for Homes by Avi, of the European Tudor-style homes.

Conceptualized at McGill University, these 1830 sq-ft townhomes at Elgin Village boast innovative floor plans, mix-and-match interior design packages and exclusive mountain views. The large loft acts as the master bedroom, with plenty of space for a desk or sitting area by the west-facing window, an ample walk-in closet and a luxurious ensuite bathroom.

Undeniably the highlight of the home, the 446 sq-ft loft is where you can look forward to unwinding in your large soaker tub, gazing out at the mountains from the west-facing window and awakening to a twelve-foot vaulted ceiling. The walk-in closet is so large that it is repeatedly mistaken for a third bedroom.

The second bedroom on the upper floor also features an ensuite bathroom with shower and soaker tub, and buyers can choose between a third bedroom and a large multi-purpose area. Choose an open to below plan or use the space to transform half of the upper floor into a studio or multimedia room.

“You could do anything with it – it’s just one of those spaces,” says Peters. “Every single person that walks through here says, ‘What a fantastic idea.’”

The room is versatile and adaptable, with a western exposure and the open to below option. The homeowner could easily convert the space from a den to a workout space or art studio.

On the main floor, buyers will find an open layout with standard 9ft. ceilings. The kitchen features a breakfast bar and maple cabinetry, with a generous dining area at the front, another half bathroom, and a living room at the back. Most living rooms include a fireplace.

The 18 by 40 foot backyard offers plenty of space for entertaining or relaxing, and comes with sod and cement padding. Five-foot wood fences guarantee your privacy, while a double garage in the back can easily accommodate your cars and your sports equipment or tools.

The basement is available finished or unfinished and provides more than enough storage space. When finished, the space bumps the total square-footage up to 2500 sq-ft.

Homes by Avi is building 27 townhomes at Highland Wood, all with east exposures that offer an unobstructed view of Elgin Hill Bellosguardo park, so you can enjoy gorgeous scenery in either direction. For those who are worried about energy waste, there are the standard high efficiency furnace and hot water tank. Homes by Avi also offers two- and five-year warranties rather than the standard one- and five-years.

“It’s nice to know that you have service for an extra year, that you’re not just left to hang there,” says Peters.

Award-winning McKenzie Towne offers all the amenities anyone could wish for. Beautiful parks, plenty of pathways, ponds, ice rinks and a brand new community centre are all nearby. Better yet is the small-town atmosphere.

“It’s like a town within a city,” says Peters. “All the architectural elements are very European, but you walk down the street and it’s not like where all the houses are the same. Also, most of the garages are in the back of the homes, and people have porches. There is a sense of community.”

There are at least four school development proposals, a selection of churches, and “one of the most unique and beautiful fire halls in all of Calgary.” Highland Wood townhomes start from the $180,000s.
