A walk in the Parkdale

The Riverton brings a splash of Europe to the northwest

Parkdale, the quiet, mature neighbourhood just below the Foothills Medical Centre in northwest Calgary, is one of those rare communities offering just the right mix of centrality, character and peace and quiet.

It is not, however, one of those areas where new condo projects rise out of the ground like spring dandelions, so when a new project does come up, it is not a hard sell.

Currently the only project selling in Parkdale, the Riverton by Slokker Canada offers discerning condo buyers an opportunity to own a high-end home in this amenity-rich area. The three-storey, 26-unit building features large windows, nine-foot ceilings, a common rooftop patio and spacious floor plans. It is also kitty-corner to a large green space and just two blocks from the Bow River pathway. Taken as a whole, these features and amenities will give residents an experience of expansiveness within their home.

“There are not many projects in the northwest inner-city on this scale,” says Riverton sales representative Ross Pavl of Ross Pavl Realty Group. “It was smart of Peter Paauw (of Slokker Canada) to choose this location—a lot of homework was done before this spot was chosen.”

The esteemed European developer Slokker has made this their first development in Calgary, a fact that should not go without consideration from buyers. Established in 1935, Slokker is a well-known developer with many successful projects in Europe, Canada and the U.S., a point which gives buyers security during the development process.

Pavl says Slokker is “well-funded, and buyers can feel confident this project will not disappear due to lack of funding or market fluctuations.” Accordingly, it is no surprise that the Riverton is a well-designed and appointed building. The design is being handled by Leanne Ritter of Porada Design Group, an international company with a worldly design ethos.

Clean, modern lines dominate, with flat-front, ceiling-height cabinetry, granite countertops and full-height porcelain tile backsplashes in the kitchen; a wall-hung vanity with double vessel sinks in bathrooms; and a brick-and-stucco exterior with plenty of glass delivered in the form of large windows.
Buyers can choose between one, two or three bedrooms, or a two bedroom-plus-den unit, plus a natural, light colour scheme or a darker, sophisticated colour scheme. Suites range in size from 754 to 1,385 square-feet and include a pantry and in-suite laundry.

“Buyers are loving the top-of-the-line finishes,” says Pavl. In addition to young professionals working at the Foothills Medical Centre, Alberta Children’s Hospital and University of Calgary, he explains that the project is attracting its fair share of buyers who are downsizing from a larger home or looking for a second property.

Both groups are sure to appreciate the large rooftop patio featuring full landscaping and a barbecue area. Also sure to be appreciated are the heated, underground parking, elevator, and parking-level storage. In-floor heating will make it easy for residents to stay comfortable as well as efficient.
The Riverton presentation centre is located at the Slokker Canada Corporate Office at 12 Avenue and 4 Street S.W., and may be viewed by appointment only. The show suite will open in the Riverton building in spring of  2009, and completion of the project is expected in fall 2009. Sales began in spring 2008 and the building is partially sold. CL
