The Monarch at McKenzie Towne rules with its award-winning design and terrific location

You can say Cove Properties’ Monarch project is descended from blue-blooded lineage — after all it is based on an award-winning design — but its kingly credentials go much further than that. An outstanding location in the heart of fabled McKenzie Towne in the southeast and a very competitive price point gives its owners that feeling of royalty.

Sales have been beyond expectations for the first building of 55 suites, as traffic to the Monarch’s on-site show suite and presentation centre on McKenzie Towne Gate (off 52nd Street) has been strong.

“Nine units sold immediately and there are only three of the largest suites still available,” says Melanie Wood, Cove’s Sales Manager for the Mckenzie Towne project.

“There is a lot of pent-up demand and we haven’t even gone into any significant advertising program yet, but we are already getting a lot of notice and buzz is starting to build for this project,” says John Sparrow, Cove’s

Marketing Co-ordinator for the development. “Confidence is back in the market and Monarch is nicely positioned to gain from this, as we break ground this coming summer and will be ready for first possessions in spring of 2011.”

Monarch at McKenzie Towne’s design is based on Cove’s Chateaux at Whitemud Ridge project in Edmonton that won an Alberta New Home Warranty SAM (sales and marketing) award for best large scale multi-family building in 2006. “Monarch is influenced by the French Chateau design and is a proven winner,” adds Sparrow.

The charm of Monarch resides in its universal appeal, a European flavoured design that blends well with McKenzie Towne’s neat, red brick buildings and church steeples to combine for a quiet, idyllic scene.
Sparrow says another thing that sets Monarch apart is that it will also be one of the last — if not the last — stacked multi-family projects in McKenzie Towne.

“It’s a really terrific location, just a block from Sobeys and all the unique shops on High Street, and only 10 minutes to the new South Calgary hospital that should be ready soon.  As well, the BRT (Bus Rapid Transit) station is practically outside the doorway,” Wood says.

“It’s location is in the more stately part of McKenzie Towne near the pond and the walking paths, where the pedestrian-friendly design of the community is more readily available to our residents and gives the whole complex a more relaxed atmosphere,” Sparrow adds.

Monarch at McKenzie Towne is an 18-plus age-restricted multi-family project that will have a total of three 55-unit buildings within its complex. Wood says she has noticed that the project’s location, comfort and conveniences appeal to empty-nesters, but are also a perfect fit for singles and professionals.

“A lot of our buyers say they are too young for retirement communities but are looking for that maintenance-free lifestyle with all the bells and whistles of a home that they’ve been accustomed to, and Monarch fits the bill to a Tee,” Woods says. “But Monarch really does have a universal appeal, the design and amenities fit a wide range of lifestyles.”

There are five floor plans available, each reflecting Cove’s luxurious standards. The Chelsea show suite says it all, with its elegant quartz stone countertop, stainless steel appliances, deep stained maple cabinets and flush breakfast bar. They also offer natural stone backsplash options, and soft-close cabinetry with real dovetail wood drawers. Units also have individual air exchange and an air condition option is also available.

The Chelsea’s bathroom is accessible from the main area of the home as well as the bedroom. A pocket door from the bathroom opens to the bedroom. Across the bedroom a pair of pocket doors opens onto a flex area that can be used as a study or entertainment area. This flex area also sits adjacent to a living room with door leading to a patio or balcony.

Units range in size from 725 square-feet to 1,235 square-feet. Prices are very competitive with one-bedroom units starting at $189,900 and two-bed two-bath models at $243,900.
