Swan condo buyers landing lifestyle, location and luxury

THE DRIVE UP to Rocky Ridge Ranch on this overcast Sunday didn’t dampen our first impression of this northwest community.

It’s as easy to conjure images of the mountain peaks as it is to picture that people who live in this estate community are probably just getting out of bed or lazing away the last vestiges of the weekend. “On a clear day you get spectacular mountain views. But it really is a quiet cul-de-sac. So the people who will be coming here will mostly be home owners,” says Mike Butt, Swan Group Inc.’s director of marketing.

Mountain views, a maintenance-free lifestyle, a serene private neighbourhood and expansive green spaces are just some of the reasons why people are flocking to see the Swan Landing at Rocky Vista Gardens, Swan Group Inc.’s high-end apartment condos.

Swan Landing’s proximity to every imaginable amenity may also weigh in to tip the balance in their favour.

The apartment condos, which start at $259,000, consist of 124 units in a single building. “Right now we’re selling the first 70 units in the first phase,” says Butt, adding 50 per cent of the first phase has been sold. The initial phase of the four-storey Swan Landing apartment condos is comprised of six different floor plans, varying in size from the one-bedroom-plus-den unit at 735 square-feet called Beckon to the 1,050-square-foot, two-bedroom Aura floor plan.

Included are high-end features such as in-floor radiant heat; a stainless steel appliance package; gas barbecue hook-ups; washer and dryer; birch cabinets; granite countertops in both the kitchen and bathroom; underground heated parking; a large storage unit; and upgraded lighting and window coverings.

Other Swan Landing perks include a huge social room with a big outdoor patio (that heads right into the hills), as well as a theatre and fitness room. “Swan Landing is also completely surrounded by community pathways, so all you have to do is walk out the door,” says Butt, adding that homeowners who prefer outdoor activities can use the pathways for rollerblading, biking and walking.

There is no question Swan Landing’s serene, quiet location is a reason people choose to live there, but add city conveniences right at your fingertips, and it’s not tough to see why it’s a winner. “We’re three minutes away from Crowfoot Centre. You can actually walk right into Co- Op or go to the nearby YMCA. There’s no shortage of shopping because we have Market Mall and Northland Village Mall nearby,” says Butt. And for those thinking ahead, whether for resale value or convenience, another plus would be the new

LRT station that’s being built in the next two years right at the intersection of Rocky Ridge.

Homeowners will surely appreciate the mature trees, landscaping and access to parks such as Bowness, Canada Olympic Park and Nose Hill Park from their front doors. “Swan Group did not scrimp on the green spaces. People like the fact that that Swan Landing is also just one building, so it’s not a huge busy complex,” says Butt.

To give would-be buyers an idea of how future apartment condos would look, Swan Landing has in place several packages to help the process of choosing tiles, granite and colours. “We’re trying to help people visualize, for instance, what their kitchens could look like,” says Butt.

The projects, buyer profiles range from young professionals to empty nesters, as well as those just starting young families. The area is also proving to be an attractive proposition for people that like to go out of town or go to the mountains at a moment’s notice. “We also get a lot of people who work in the Foothills area,” says Butt.
