Splendour on the Mount
Inner-city sanctuary combines luxury and the perfect location
Who would have thought inner-city living that is as luxurious and elegant as Providence Mount Royal can be affordable again? With its location in this exclusive inner city southwest neighbourhood, the latest multi-family development from Gary Beyer and his Providence Development Group promises to set a new standard in stylish yet affordable lifestyle.
Following the successive stellar successes of Providence Bankview (2007) and Providence Kensington (2009), Providence Mount Royal looks to complete the trilogy with its star-power looks and finish.
All three projects combine modern, stylish comfort with terrific inner city locations that Beyer seems to have a knack of locking down. Providence Mount Royal, though, may be the most prestigious address for any of his developments yet.
The 51-unit, four-storey building will go up on Mount Royal Avenue and 8 Street S.W., surrounded by the exclusive serenity of the neighbourhood’s million-dollar homes and the vivacity of Uptown 17th Avenue. It is a short walk to the downtown core but is a world away from the hustle and bustle of a thriving urban centre.
But asides from the location, the sumptuous finish of the units makes a home here the epitome of an inner-city lifestyle. Providence Mount Royal is the next step in the evolution of multi-family homes in Calgary and is the culmination of what Providence has learned from its past projects.
Backed by Beyer’s more than two decades of building experience that saw him bring some 2,500 condo units into the local market, Providence Mount Royal will feature trend-setting top end finishes like granite countertops, ceramic tile flooring, premium appliances that includes a gas range and high end cabinetry. Calgary Realtor Bryan Logel, says Providence Mount Royal will bring into focus all that is best in modern living convenience and metropolitan style at a price that hasn’t been seen in the Calgary inner-city in years.
“Most of the two bedroom designs are below the $350,000 range, which even just a year ago was unheard of when you’re talking about the kind of product finish Providence is offering, not to mention that it’s located in one of the city’s hottest real estate locations,” he says.
Units range from approximately 460 square-feet to 996 square-feet with three different colour palettes and themes that are virtually guaranteed to satisfy the most discerning purchaser, Logel says. Studios will start at $229,900 and one bedroom plans will start at $239,900. First possessions are expected in early 2011.
“Gary has the ability of predicting market trends and his past successes have given him a unique perspective of knowing what people want in their homes, his developments receive a high level of satisfaction from clients and retain their value through the years, and years later they remain a much sought after product,” he adds.
Providence Mount Royal will have some of the most advanced designs to ensure safety and comfort, including a car lift to the underground parking, a first of its kind in Alberta. “Instead of the usual ramp entrance a personal car elevator will provide a new dimension in security and convenience and with the glass façade it compliments the modern architecture.”
Providence Mount Royal will also feature a 4,100 square-foot rooftop patio for homeowners to enjoy, and will include an outdoor eating area with barbecues and a fireplace. “It is a garden oasis in the middle of the city that provides a secure setting for outdoor gatherings where people can just relax and enjoy the unobstructed views of downtown,” Logel says.
Along with a street-friendly appearance accented by brick and rock detailing along with professional landscaping, Providence Mount Royal will be a sure hit when pre-sales begin in March.
