Mission accomplished

La Rive bringing upscale urban living to the forefront in trendy Fourth Street area

Over the past few years Calgary’s inner-city dwellings have taken on an exciting new look and feel. The established communities of Kensington, Inglewood and the Beltline were the frontrunners, with uniquely designed and trendy urban new home construction.

Now it’s the turn of Ramsay, Victoria Park and Mission—all within walking distance of most downtown offices—to experience rejuvenation with exciting and bold architecture ranging from high-rise apartment towers to smaller condominium complexes.

Now under construction is La Rive in Mission, nestled on the banks of the Elbow River close to extensive parkland, nature trails, bicycle paths and the thriving shops, boutiques and restaurants of Fourth Street renowned for the annual Lilac Festival in May.

With just 33 units, La Rive Developments Inc. and parent company SeEdcorp Inc. have created La Rive, a cosy and inviting complex with exquisite designs at a very appealing location in the Mission. Perched on the edge of the Elbow River with pleasing vistas of downtown, the river or parkland, these homes provide a unique residence close to a natural environment with all the urban amenities close at hand. The proximity to bus routes and LRT is also a plus for those who wish to live and work in the same vicinity without having to drive.

“The location and compact size of the development is inviting to new homeowners as it has more of a sense of community than larger buildings,” says Marlene Swinton, one of two realtors marketing La Rive. “Our residents will easily become acquainted and this creates more of a feeling of home and a sense of a neighbourhood,” adds Swinton, noting it follows in the successful tradition of several other Calgary inner-city home developments undertaken by SeEdcorp Inc. in recent years.

Offering 13 different floor plans of one-, two- and three-bedroom units with a full bath up two bathrooms, ranging from 573-square-feet to 1,545-square-feet, the choices are diverse in La Rive. Currently 55 per cent of units are sold but there is still a range of options remaining, priced from $315,150 to just over $1 million excluding GST. Monthly condo fees range from $207 to $500 (amounts are based on unit share) and include all services except for electricity consumption. In celebration of the new year, the first two purchasers in this year will receive a five per cent discount on the list price. Occupancy is anticipated for December of this year. While there is currently no showsuite at La Rive, would-be buyers can get a feel for the layouts and finishings from the builder’s nearby Le Beau presentation centre, at 328 21 Avenue S.W.

The five-storey concrete and steel non-combustible construction features flamed green tinted glass with mushroom quartz coloured acrylic stucco in a stunning design.

Amenities are luxurious and plentiful. Owners will enjoy underground heated parking and guests can use ground-level outdoor parking spaces. A security system with card access ensures a worry-free occupancy, as does heated bicycle storage—a must-have for cyclists. The professionally-designed hard and soft landscaping plus a gazebo for resident use complete the relaxed La Rive atmosphere desired by city dwellers.

Each suite features a long list of appealing standard appointed including large open floor plans, shaker-style maple cabinets, stainless steel appliances, granite countertops, in-suite laundry facilities, gas fireplaces, gas barbecue outlets on decks, hardwood flooring in living and dining rooms and high ceilings. With three different colour palettes to choose from and a generous lighting allowance, owners can also add their own personality to their suites.

“La Rive appeals to a diverse group of homeowners from singles and couples to people who travel extensively and consider this to be their second home or pied-a-terre in Calgary and most buyers to date have been from here in Calgary,” says Swinton. “It really is the location and surrounding community that appeals to most people.”

The Mission neighbourhood is renowned for its relaxed and friendly atmosphere with scores of boutique shops, independent coffee shops (and, of course, a Starbucks) plus a smörgåsbord of fine restaurants, delis and bars. The proximity to the recreational facilities at Talisman Centre is a plus for health-conscious would-be residents and the varied ongoing activities at the Stampede Grounds are within walking distance.  CL
