Contemporary flair and suburban lifestyle meet in Avi urban’s Prospect Hill
Pioneering prospectors in the hunt for oil and gold had their work cut out for them to find their treasure, but today’s homebuyers can easily stake their claim to a real estate bonanza in Prospect Hills, the latest offering from Avi Urban.
The multi-family builder arm of Homes by Avi has really hit the mother lode in this premium location in the popular Panorama Hills community in north-central Calgary, as it sits conveniently on a quiet corner adjacent to Stoney Trail surrounded by shopping, dining and entertainment amenities.
It’s an easy suburban lifestyle that it offers, but at its heart is a truly stylish urban design. “It’s a new, innovative product that doesn’t have a precedent in the city — it’s a grouping of 105 townhomes situated in Panorama Hills close to all amenities, and it’s contemporary in its styling,” says Avi Urban marketing project manager, Chris Pollen.
“We were influenced by the contemporary architecture that’s found in Calgary’s core and we always strive to ensure we bring that core mentality to the designs we bring forward. Our target customers want that balance — they want absolute comfort, but they also want something impressive. That is exactly what they are able to find in our project,” he adds.
The ‘eureka!’ moment for Prospect Hill has resounded as buyers have already staked their claim to 80 per cent of the development. “We were really amazed at how much people loved this project, sales just went off straight out of the gate,” Pollen adds.
There will be 105 townhomes spread out in 14 buildings in the eight-acre site. The natural slope of the land allows the developer to terrace Prospect Hill’s buildings to create a really attractive finished project.
Prospect Hill is north Calgary’s best townhome value, Pollen says. A similar project had been a great success in Edmonton and the one in Panorama features subtle changes to adapt to the Calgary market, he adds.
“We offer an amazing selection of floor plans that reflect how our buyers live. All units are three stories, which is fairly unique for the area. On the main level there is a double under drive garage and two levels of living space above,” Pollen notes.
“The main floor of each level features a highly functional kitchen, which should support two people cooking together comfortably, a dining area with adjoining living room. The main floors are really open, great for entertaining. On the second level we offer a two-bedroom with a den, a double master or three-bedroom options depending on which plan you choose. The two-bedroom and a den is fairly unique to our project and have been extremely popular with young couples who want the extra bedroom but also need a home office.”
He adds that units offer a distinct separation between living space and entertaining space. Sizes range from 1,215 to 1,536 square-feet. Prospect Hill started with six unique floor plans, but Pollen says one has sold out since launch. Currently homes start in the $260,000s including GST.
Another advantage is Prospect Hill sits in an already established community. The community’s parks, retail and community centre are already well established, all the shopping and entertainment venues are up and running, including a nearby recreation and fitness facility. Also the access to transit and proximity to the cities major transportation corridors gives buyers easy access south to downtown and east/west to the airport and Cross Iron Mills mall as well as to Canada Olympic Park and the mountains.
“The beauty of Prospect Hill is that the envisioned community is already a reality,” Pollen says.
It has attracted a wide range of buyers, but he says primarily “first time purchasers looking for something that meets their needs and will make their friends a little jealous.”
