The sleek, smart sophistication of modern multi-family living combined with the serene allure of the rolling prairies in what promises to be one of Streetside Development’s most exciting projects yet, as the renowned developer launches Evanston Square.

The pioneering spirit is alive and well in this up-and-coming northwest neighbourhood, and Streetside’s vision for contemporary living is matched by the serene beauty and strategic accessibility of Evanston.

“This is the first time that Streetside will be building an integrated multi-family project that mixes in row townhomes, back-to-back townhomes and apartment condominiums,” says Matthew Boukall, Streetside Development sales manager.

“It is also the first development of its kind in the community of Evanston.”

There will be 185 units altogether (67 apartment style condos, 70 row townhouses and 48 back to back towns) that are uniquely suited for young families and single professionals with its contemporary Canadian Prairies design. Boukall adds that Evanston Square is intended to appeal to the widest range of buyers possible, it certainly is affordable with apartment condos starting at $140,000 and townhomes at $240,000.

“We specifically designed Evanston Square to reach out to markets that Streetside hasn’t quite explored before, we’ve put in a little more diversification but still retain the quality and value that we have been known for,” he points out.

Boukall says they are really excited with the back-to-back townhomes design that takes terrific advantage of the landscape and shows off a really striking street charm. “The townhouse units back onto each other, which opens up a lot of design possibilities but still allows us to give flexible space at an amazing price point.” These units are around 1,100 square-feet and start in the $240,000s

Their row townhomes are similar in design to their hit Ginger Park project in the southwest community of Wentworth. They range in size from 1,200 square-feet to 1,300-square-feet at start in the$270,000s.  “They have attached garages but were designed to be very street oriented to blend in with the surrounding community. They have great curb-appeal that fits in comfortably with the surrounding grassland countryside, while offering spacious interiors and flexible design

Apartment condos will be in a four-storey building that offers elevators, underground parking and storage. They range from 425-square-foot bachelor suites to 625-square-foot one-bedroom units and 850-square-foot two-bedroom models.

Prices start from the $140,000 which is “the right price point for tomorrow’s buyers,” Boukall says.

The Foursquare architectural design will be reflected throughout the development and Streetside has teamed up with Norr Architects to come up with a visually unique and entirely functional floor plans that uses every inch of available space. The visually stunning exterior is also long lasting, using durable and stylish Hardi Board instead of lower quality vinyl siding.

A central courtyard — specifically landscaped to match the prairie surroundings — will provide residents a park of their own to relax in, the sheer beauty of which is they never have to maintain any of it. “It’s maintenance-free living at its very best,” he adds.

Evanston Square will be on the corner of Evanston Park Way and Evanston Drive N.W. and the sales centre will be open when they launch for pre-sales in September and construction starts shortly after. Townhomes are expected to be ready for possession by fall of 2011.

“Streetside has an established reputation as one of the most reliable developers around today, with a distinct eye for innovative designs and top quality craftsmanship. We think Evanston Square will set the bar even higher,” Boukall says.

What adds even more appeal to  this development is its prime location in Evanston. It’s a new community but with a lot of amenities already readily available. It’s close to Stoney Trail making it very accessible to every part of the city and still tantalizingly close to the mountains for a weekend getaway. “You’re 30-minutes closer to Kananaskis than from any other part of town, so a mountain adventure is always nearby,” Boukall says. “It also offers terrific accessibility for employees in and around the Calgary Airport and the rest of this booming quadrant of town.”
