Xenex brings industrial chic to Design District
Approaching the new condominium apartment tower of Xenex on Twelfth Avenue, you are immediately impressed by the expansive aqua glass windows encapsulated by a sandstone-coloured concrete facade.
The building’s style is striking and keeps with its location in the heart of Calgary’s fashionable Design District. In Xenex, Bucci Developments Ltd. has created a residential oasis in the heart of the city, which is designed for artful living for those who appreciate an urban lifestyle. The modern and chic-industrial designs were created by the award-winning Calgary designers of Poon McKenzie Architects who produced a unique concept with innovative layouts, imaginative use of space and windows onto the Calgary cityscape. “We spent a lot of time designing the floor plans for each of the unique suites to make sure that there was no wasted space and every square inch is productive living area,” says Brenda Kelly, sales and marketing manager for the project.
Now in the final stage of construction, there are approximately 20 different floor plans available to choose from, ranging from 739 to 1,515 square-feet. With prices from $369,788 to the $1-million-plus penthouse, there is a new Xenex urban home for every budget, “with occupancy in mid-January. Although we are just over 80 per cent sold, there is still a wide range of suites available for sale and the advantage is that today’s purchasers will be able to move in almost immediately without the usual long wait for construction to be completed on a new home in Calgary,” says Kelly.
Clean, modern lines are a striking feature of all the suites and each unit includes a generously-sized balcony, patio or terrace for outdoor pleasure. Kelly also points out the extremely large windows provide a great deal of natural light and lend a spacious feel to every suite. Plus, with individually controlled air conditioning, the hot summers in the city are certainly something to look forward to at Xenex. Each unit is accompanied by titled underground parking, a storage locker and security video cameras at all enter-phone locations.
Purchasers are allowed to select from three contemporary-inspired colour schemes, with nine-foot ceilings in most living spaces. Gourmet kitchens include wood grain upper laminate wrap cabinets in three different colour scheme options, a stainless steel appliance package, a double stainless steel sink, garburator and generous pantry. The relaxing bathrooms include a soaker tub-shower combination, ceramic tile surround with glass accents, low-flow toilets and modern chrome bath accessories. There is also a very comprehensive list of upgrades available for those looking to further personalize units even though stylish luxury is already the overall look and feel of these elegant suites.
Condominium fees begin at just over $200 per month (electricity not included). Each unit is equipped with a smart meter to monitor electricity usage so owners pay only for the electricity they use—a feature designed to encourage energy conservation. All other typical maintenance services are included in the condo fees.
These residences are located in the heart of Calgary’s popular and trendy Beltline community with a short walk to the smart boutiques, restaurants and bars of Uptown 17th Avenue, the Design District and manicured parks such as the one surrounding the historic Lougheed House. “You can enjoy the action on the Red Mile within walking distance, but not be so close to all the noise and action when you return home,” says Kelly. Close proximity to the Sheldon M. Chumir Health Centre, Safeway and Co-op stores and a short walk to the city centre make this a perfect location to call home.
