Located at 1905 – 27 Avenue S.W., Marda17 is tucked into one of the most desirable neighbourhoods to live in Cowtown. The 17-unit condominium is a striking addition to the community of South Calgary— commonly referred to as Marda Loop.

Marda17 is in the heart of the inner city and one of two districts that comprise the Marda Loop Business Revitalization Zone.  As such, the project is within walking distance to specialty shops and amenities, as well as many medical and professional offices and wellness facilities.  In addition, Marda17 is not far from downtown and major bus routes.

“The development is named Marda for the historical neighbourhood it is located in and 17 for the number of units it comprises,” says Tammy Taylor, Jigsaw Home’s sales and marketing manager for Marda17.

Through inspired architectural design and meticulous attention to detail, Jigsaw Homes’ most recent modern, elegant masterpiece is the ultra chic and uber-comfortable Marda17. The interior design can be credited to Bobbie Jo Harris of Regarding Home and the realtor for the property works in-house to market the project for Jigsaw.

The building’s theme is comfortably modern—like all Jigsaw developments. The company builds modern homes but homes that are still warm, inviting and easy to live in. “Comfortably Modern” is also Jigsaw’s slogan.

“The suites cater to a wide demographic, ranging from professional singles and couples to empty nesters looking to relocate in the inner-city,” says Taylor. The building’s exterior is Hardiplank siding, acrylic stucco, and metal railings, which are all low-maintenance items with long life spans.

From the top floor down to the first, the clean architecture is attributed by the size of each condominium. The units range from 668 square-feet to 1,358 square-feet and are priced from $329,900 up to $559,900 plus GST. With three of the units sold, there is still room for 14 tenants. The move-in date is March 1, 2009.

“We currently have two suites available for viewing. Unit 12 is set up as our presentation centre which includes colour boards, renderings, display boards and other helpful material,” says Taylor. “Unit 13 is completely furnished and all other units are available to walkthrough on hardhat tours.”

Marda17 is extremely unique. “This project is not a box filled with suites and a parkade—this project consists of 17 stacked townhomes in three buildings situated on top of a parkade and separated with landscaped areas,” adds Taylor.

The design of the project allows for a great variety of floor plans and square footages. Having three different buildings not only makes the space within each feel more intimate, it also gives many units direct street access, in the end lending the project a very residential feel.

The location is also appealing. Many other projects in the area are on the busiest streets, but Marda17 is located on a quiet, tree-lined residential street surrounded by new infills and 1950s bungalows within walking distance to everything.

“We have a variety of floor plans—bungalow units, two-storey units, and split-level units, and unlike most condominium projects we have soaring ceilings and huge oversized windows,” says Taylor. “That plus the finishes—the finishes are excellent.”

The high-end standard finishes include granite, maple cabinets, engineered hardwood floors, Maytag stainless steel appliances, washer and dryer, tile floors, full tile backsplash and soaker tubs.  As well, the units are heated with in-floor radiant heat-no baseboard radiators to interfere with furniture placement.

Upgrades such as quartz counters, quarter-sawn walnut cabinetry, glass or metal backsplashes, Jenn-Air or Electrolux appliances (including induction heat stoves) are available. With three colour boards, and multiple choices on each board, every suite can have a very unique look. Jigsaw is currently offering a fantastic buyer promotion, “Upgrade Your Lifestyle Event On Us,” providing the choice of two different upgrade packages or two years of living condo fee-free.

Environmentally-sound projects are extremely important to Jigsaw Homes, says Cory Krygier, owner of Jigsaw Homes. The company recently received its Built Green™ certification and its first Built Green™ homes are now under construction.

The show suite is open every weekend from 1 to 4 p.m. or by appointment. For more information visit http://www.marda17.com and http://www.jigsawhomes.ca
