Seeing red

Attractive price point paves way for distinctive multi-family project

Everywhere else “red” means stop, but not in Red Haus where a lower price point and a high level of standard specifications have resulted in stronger sales and increased traffic to the sales centre.

“We believe that the project has always had all the ingredients necessary for success ­— a good location, efficient design and a really distinctive look — and with the new, lower prices, Red Haus is nothing short of a grand slam,” says lead sales consultant, Scott Kimmins.

“We’ve brought our prices down significantly, some by as much as $30,000, which has made Red Haus an even more attractive option than any other comparable project in the area,” he adds.

Streetside Development’s distinctive multi-family project in the northwest community of Royal Oak has always been a popular choice with its terrific location just off the new Stoney Trail extension. Its open concept floor plans and higher-than-average standard specifications has always put it a cut above the rest, and that’s why its townhome component has already sold out, they’re also down to the last few units in Phase 2 and Phase 3 is selling well with possessions to begin by January 2011.

“The higher floors of this third building, especially the corner unit, will have unobstructed views of the surroundings, as we sit at the edge of an escarpment and the land falls away to reveal really astonishing views of the mountains and the city,” Kimmins says.

The project’s red concrete tile roof that can be seen as you get off Stoney Trail is not only a decorative conceit but actually adds to the stability and efficiency of the buildings’ design. “The red tile roof not only makes Red Haus stand out but makes it more durable and has a 50-year guarantee, longer than your regular asphalt shingle roofing. Also, because it is heavier, we had to put in extra support between the walls which also adds to sound attenuation benefits of each unit.”

There will be a total of four apartment buildings when the project is complete, with 482 suites. One- and two-bedroom units are available ranging in size from 610 square-feet to 1,069 square-feet. Prices range from $185,000 to $324,000.

“We find that our most popular models are the two-bedroom units ranging in size from 816 to 825 square-feet. These mid-size, entry-level two-bedrooms seem to attract a lot of young families, or couples expecting their first child, as they can easily convert the second bedroom into a nice, cozy nursery. It also makes for a nice home office or den, and with its price of $240,000 to $260,000 it really is a very attractive to this niche market.”

The three floorplans to choose from offer the most functional use of space, featuring wall ovens and a cook top to provide that much more working space in the kitchen. “We get a lot of retirees here and that wall oven is one of their favourite features, they love it because don’t have to bend down to get the turkey from the oven,” Kimmins says. They also added granite composite sinks in the kitchen for added style and durability.

French doors lead to spacious, private patios or balconies for each suite, wall coverings are included in the package and master bedroom ensuites are available as well.

Red Haus also features a maintenance-free exterior with vinyl siding and attractive brick accents, plus the colourful exterior accent of metal clad windows. “These are double-glazed, Low-E windows which cut down on outside noise and retains indoor temperatures better,” Kimmins points out.

Owners also have peace of mind with secure foyers and common areas using FOB keyless entry, everyone gets a stall in the underground heated parking, and most buildings come with two elevators.

“We also offer residents the convenience of a clubhouse that will be equipped with a fitness room, a game room with pool tables and big screen TVs,” he says.

There is no shortage of amenities in the community, as it is right across from the Royal Oak Wal-Mart and Sobey’s grocery, there are plenty of restaurants and pubs to choose from, and with the Stoney Trail access it is that much closer to a mountain getaway.

“Red means ‘stop’ and your search for an affordable, conveniently located and distinctively designed condo can stop at Red Haus,” Kimmins says. CL
